The landmark development at Thomas Road, situated in East London was constructed on a 0.61 hectare warehouse site on the Limehouse Cut canal. Over a 3 year period Durkan demolished the existing warehouse buildings and constructed five new apartment blocks including a central thirteen storey tower with underground car parking.
The impressive new development, designed by architect Child Graddon Lewis, provides homes for rent, shared ownership, private sale as well as business start-up units, with 10% of apartments being fully wheelchair accessible. Designed to enhance connections in the area and views across the waterside for residents and pedestrians alike, a wilderness garden to promote ecology along the water's edge has been provided as well as access to a series of landscaped courtyards.
The development meets Eco Homes Very Good rating and achieves 10% renewable energy with the use of biomass boilers linked to a centralised plant distribution system for hot water and heating solutions. In addition, the building has been designed to be highly insulated and maximise solar gain.
The development was procured in a PPC 2000 contract through Logic Homes, the development company of which Durkan is a part of. This contract structure has seen the design, construction, cost and risk challenges all managed constructively through a partnered and co-operative approach, overall improving the quality of the development.
