The development, on behalf of One Housing Group will include a mix of 11 two bedroom apartments over 2 blocks, situated on two infill sites. The homes are in a mix of general needs rent and shared ownership.
The 2 5-storey blocks will be split with 5 apartments in one and 6 in the other. Both blocks are being developed on neglected brownfield land which had remained a semi-derelict industrial storage site for many years. The spacious apartments are designed to fully comply with Lifetime Homes Standards and all will be adaptable to full wheelchair standards.
Each apartment will include a private timber decked balcony at least 1.5m wide to accommodate a table and chairs, they have also been designed to promote privacy and prevent overlooking into and from surrounding properties. The top floor apartment on one of the blocks has a large private roof terrace.
Both blocks have been designed to achieve Level 3 certification under the Code For Sustainable Homes guidelines. To achieve this rating the homes will be highly thermally efficient, with solar thermal panels and bio-diverse green roofs. The development will also provide 14 bicycle parking spaces to discourage car usage, this is in excess of the London Plan requirement of 1 space per dwelling. A landscaped communal garden at the rear of the development will enhance privacy.
The blocks will be a mix of brick, timber and zinc cladding. The infill sites are tightly constrained due to their size and relationships with surrounding buildings. They are in an area of high flood risk, adjacent to the Woolwich ferry terminal, which precludes any residential accommodation at ground floor level. Instead the ground floor includes decorative screens, which allow natural ventilation and discourage fly-posting, 3 car park spaces will also be provided.
