Your Pre-Move Checklist: Five Things You Should Do Before You Move Homes

At Durkan Homes, we pride ourselves on delivering quality new‑build homes – and we want your move‑in experience to be just as seamless. Before you make the move into your new property, here are six important tasks to complete to ensure everything runs smoothly from day one.

Book Your Pre-Completion Inspection

Before your builder’s warranty period begins, arrange a professional snagging inspection. An accredited snagging specialist will methodically review your home – checking walls, windows, doors, plumbing, electrics and finishes – to compile a detailed snag list. That gives us time to rectify any small imperfections before you move in.

Durkan Homes Tip: Schedule your pre-completion inspection at least two weeks before your estimated completion date to allow for any repairs to be carried out.

Confirm Your Completion Date

Your Customer Journey Advisor is your primary point of contact on‑site. They will reach out early to confirm the official completion date for your home. Having that date locked in lets you firm up your moving day, coordinate removals, and ensure any trades you’ve hired align with the build programme.

Durkan Homes Tip: Ask your Customer Journey Advisor for a brief written summary of key dates (handover, utilities live‑in, warranty start) so nothing gets overlooked.

Book Your Broadband Early

Reliable internet is non‑negotiable for most households. Broadband providers can have lengthy lead times for new‑build addresses, especially in rural or high‑demand areas. Compare and contrast providers through an online tool such as Fibre Compare to research available packages.

Durkan Homes Tip: Fibre availability will vary by development. Check which providers are available in your new development.

Register Your Warranty & Aftercare Contacts

Our homes include a comprehensive builder’s warranty on every home. At handover, be sure you have:

  • Your warranty certificate and start date
  • Emergency contact numbers for urgent issues (e.g. plumbing leaks)
  • Details of our customer service team for non‑urgent repairs

Having these on hand ensures you know exactly who to call if anything crops up post‑handover.

Change Your Address Everywhere

From your bank and DVLA to online shopping and subscriptions, updating your address is a task that grows with each day you delay. To avoid missed bills or lost mail:

  • Set up Royal Mail’s Redirection Service (we recommend at least three months).
  • Update your address on utilities, council tax, insurance, financial accounts, and online retailers.
  • Notify friends, family and employers of your new postcode.

Durkan Homes Tip: Make a list of all the companies you deal with, and tick them off as you complete each update.

Moving into a new build should be an exciting milestone, not a logistical headache. By following  our helpful checklist, you’ll be perfectly poised to settle into your Durkan Home with peace of mind.

Clarion and Durkan Homes award £10,000 to local charitable groups through new Eddington Community Fund

Latimer, the development arm of Clarion Housing Group and Durkan Homes, through their Eddington Community Fund, have awarded £10,000 to local charitable organisations and community groups working across the Cambridge area. The fund is designed to bring local people together, increase volunteering opportunities and deliver creative and cultural events in the community.

The partnership between Durkan Homes and Latimer will see the joint venture deliver 160 new high-quality homes at Eddington, the University of Cambridge’s North West Cambridge Development.

The new homes will have a focus on sustainable building, enhance the existing landscape, and include communal landscaped courtyards and private gardens.

As part of the commitment to sustainable and cohesive communities, the partnership has provided £10,000 to local charitable groups that successfully applied for the funding to deliver community activities, which started in late 2024 and will run throughout 2025.

The Eddington Residents Association, The Red Hen Project, Turtle Dove Cambridge and Transition Cambridge were among 10 organisations that received funding to deliver activities for residents of all ages to come together and connect.

Among other local groups, the fund is supporting Eddington Residents Association to establish the neighbourhood’s first community orchestra, as well as to deliver their volunteer-led, astronomy and nature walks. Not only does this activity champion Cambridge’s scientific heritage, celebrating the astronomer and area’s namesake, Sir Arthur Eddington, but also encourages people to be active and helps new residents meet their neighbours.

Will Hay, Eddington Residents Association shared,“The funding from Latimer and Durkan Homes has enabled us to run events that bring people together around a common interest and has created new connections across the community.”

Samantha Cheadle, Communities and Social Impact Manager, Clarion Housing Group said, “Our partnership with Durkan Homes exemplifies our mission to create sustainable, thriving communities in North West Cambridge. The £10,000 Eddington Community Fund reflects our commitment to supporting local groups and activities that bring people together, foster collaboration, and strengthen community ties. This project is about providing much needed homes as well as creating a vibrant, connected place where residents can grow, feel a sense of belonging, and build lasting relationships.”

James Underhill, Sales and Marketing Director, Durkan Homes said, “We’re pleased to be working with Latimer and the University of Cambridge to deliver new high-quality homes for local people to enjoy in Eddington. We recognise that we play an important role in shaping local communities and want to evolve how we support them beyond our core activity of building new homes. Through this fund, we’re pleased to be helping organisations access funding that will ensure local initiatives make a difference to individuals and groups within the community.”

Matt Johnson, Head of Development for North West Cambridge for the University of Cambridge, said: “The University has partnered with Durkan Homes and Latimer to deliver 160 homes in Eddington to add to a sustainable, connected community. As we work towards creating a vision-led, cohesive neighbourhood, the Eddington Community Fund provides a fantastic opportunity to support local initiatives and events that enhance resident wellbeing and community cohesion.”

Newlyweds, New Home: Emma & Justin’s Story at Hatfield East

Newlyweds Emma and Justin realised the dream of owning their first home together with a move to Hatfield. They’ve gone from renting a one-bedroom flat in Muswell Hill, North London, to owning a spacious two-bedroom home in Hertfordshire, close to excellent amenities and rail links and with the opportunity to make the home their own.

When a flat purchase in North London fell through last minute, a chance drive-by of Durkan Homes’ Hatfield East development put Emma and Justin one step closer to their dream of home ownership. “My mum recommended looking in Hertfordshire and we just happened to drive past Hatfield East when visiting family in the area,” explains Justin.

“We viewed our now home the same day and instantly knew it was the one,” Emma adds. “Plus, we’ve ended up with a spacious two-bedroom, two-bathroom home with a garden and two parking spaces, it was great value for money.”

After getting married in the summer of 2024, both Emma and Justin were keen to finish the year in their new home. “Given the delays we’d already faced elsewhere, we wanted to be in our new home as soon as possible,” Emma continues. “Excitingly, we completed, picked up the keys and flew off to Jamaica for our honeymoon on the same day.”

Choosing to start married life in a new build also meant that the couple had a blank canvas to make their own – and they are already busy bringing their design ideas to life. “I’ve got quite an eye for interior design,” laughs Emma, “and we’ve already started adding our own touch to the property with a calming dark blue paint and built in wardrobes in the master bedroom. We’ve also got French shutters being delivered soon, and love the classic look this will add to our home.”

As first-time buyers, the couple wanted the peace of mind of their first home together being a new build and were drawn to the style of The Ascot house type at Hatfield East. “We did look around other developments in the area to see what they had to offer, but we fell in love with the quality on show at Hatfield East,” Justin adds. “The exterior design of the houses and layout very much fit our lifestyle and aesthetic.”

“And it’s such a marked difference to our previous rental property,” Emma agrees. “We were living in a tired, ground floor, one-bedroom flat and paying far too much for it. You just get so much more for your money here.” The couple’s new home came complete with white goods, flooring throughout and a fully turfed back garden, all included in the purchase price.

For Emma, who works in finance, and Justin, who works in digital PR, being able to enjoy the space, lifestyle and value for money that this move offered was important, as Emma explains. “We had previously thought that we’d want to live more centrally but now realise we can have the best of both worlds. Hatfield has everything we need right on our doorstep, including shops and restaurants within walking distance. There are also plenty of green spaces to explore, and it’s a bonus that our new home is only a six-minute walk from the station, with direct trains into London Kings Cross in under 35 minutes. Given we still have roots in North London through both our family and work, it’s great to know that we can get back so easily.”

The couple are already planning their future together in their new home in Hatfield. “We’re looking forward to seeing what the future holds for us in our new home,” Emma continues, “and it’s great to be somewhere that can grow with us when we think about starting a family. We’ve really enjoyed meeting our neighbours and it already feels like there’s a real community here. The local children all play out on the street together, and it’s encouraging to know that it’s such a safe and welcoming environment.”

“For the time being, we’re looking forward to hosting a hot tub party in our garden and entertaining family and friends. The kitchen is perfect for this and it really feels like the heart of the home. It’s also significantly bigger than other properties we looked at, so there’s room for the whole family to join us.”

The couple was supported throughout the buying process by the Durkan Homes sales team, with a dedicated day-to-day contact ensuring the process was as stress-free and hassle-free as possible. “The Durkan Homes team was so accommodating, and we were really impressed with how smooth and fast the process was,” Justin says. “They even recommended solicitors and mortgage brokers that they regularly work with, and there wasn’t a single hiccup in the four weeks it took from us making an offer to completion.”

“We were so happy to find somewhere that was ready to move in to and finished to such a high quality” adds Justin. “The aftercare team has been really responsive and it’s great to have the peace of mind that Durkan Homes offer great guarantees and warrantee periods on their new build properties. We’ve even recommended Hatfield East to family members who are also getting married and looking to buy.”

“The best surprise was that there were no surprises,” finishes Emma. “We really felt personally valued by Durkan Homes, they even left us a hamper for when we moved in.”

“Buying as newlyweds just made the process all the more special and our new Durkan home is a ten out of ten. It just feels good waking up in it.”

Inspired by our Hatfield showhome: Home Design Tips For A Standout Space

Bright colours and bold decor set the tone in our Hatfield showhome, ‘The Croxley’. Designed to uplift and inspire, this vibrant space is a guaranteed mood booster from the moment you step inside. Read on to explore our must-have picks for a stylish and contemporary home.

Living Room

The centrepiece of the living room is the Laura Ashley Clayton Sofa, chosen in a ‘Mid Raspberry’ hue. This eye-catching piece pairs beautifully with a contrasting throw of your choice, adding warmth and personality to the space.

To create a cosy reading nook or provide additional seating for guests, we selected the Perch & Parrow Jean Mid-Century Armchair. Its sleek design and compact size make it the perfect fit for a corner spot.

For a touch of modern practicality, the Callie Coffee Table sits beneath the Frenta Ceiling Flush light. With its metal tray top and sturdy base, it offers plenty of room for books, flowers, and of course, your favourite cup of coffee.

No room is complete without a conversation-starting artwork, and our top pick is the ‘Gucci Frenchie’ canvas print from I Heart Canvas – a fun and quirky addition that brings personality to the space.

Dining Area

In ‘The Croxley’, the living and dining areas flow seamlessly together, so we carefully curated a dining setup that complements the main living space.

We opted for the  Perch and Parrow Hallen Dining Chairs in a rich saffron shade, adding warmth and vibrancy to the room. These chairs surround the Fulton Console Dining Table from Dunelm, a sleek and modern centrepiece ideal for hosting dinner parties or enjoying a cosy meal at home.

Bedroom

To frame the bed, we chose Bobbin Bedside Tables from John Lewis, each topped with a Peacock Tapered Lampshade to create a soft, ambient glow.

End-of-bed ottomans are making a stylish comeback, and our pick is the Finn Metal Frame Ottoman Stool – a chic yet practical piece that adds both seating and storage to the room.

For a dedicated work-from-home space, we visually separated the study area using the Hit the North Superwide Cork Wallpaper. This unique cork design element not only adds texture, but is also a sustainable option. Paired with our DIY cork headboard surrounding the bed, this material brings a creative edge to the space.

Winning big – Durkan Homes takes four prizes at coveted WhatHouse? Awards

We are so proud to have won four awards at the prestigious annual WhatHouse? Awards, now in its 44th year of recognising the very best in British housebuilding.

Attended by over 1,300 industry leaders, the ceremony in central London took place on Friday 15 November 2024, and saw Durkan Homes win more prizes than any other housebuilder on the day.

Bill Beyzade, Managing Director of Durkan Homes, said: “This is a brilliant result for the team, and testament to everyone’s hard work. Our housebuilding business is only four years old, so to have received awards in so many categories, against established industry names, is a significant achievement. This cements Durkan Homes’ position as one of the most exciting names in housebuilding.”

Manor & Braganza aerial view

The awards taken home include three for Manor and Braganza, our sister developments in Kennington, London that have proved hugely popular with buyers. The homes received the silver award for best apartment scheme, the silver award for best exterior design, and a bronze award for best development – making it one of the standout developments of the night.

Judges said they ‘loved the striking design of bronze-clad upper floors at Manor, that almost float above a meticulously reinstated late-Victorian-style façade’. And that inside, ‘the sense of generous space offered is staggering, whether it be via the communal landscaping, large lobby entrances or vast communal corridors.’

Hatfield East was also awarded bronze for best starter home, recognising the quality and exceptional value buyers see at the development. Judges said ‘the creative landscaping of the site is a standout feature, incorporating wildflower areas strategically placed to boost biodiversity and create an attractive natural environment. The homes themselves are well-designed, maximising natural daylight and providing bright, airy spaces that promote comfortable living.’

Bill adds: “These awards confirm that our approach to creating high quality, beautiful homes is working, and it’s certainly resonating with buyers. This is just the start for Durkan Homes, and we have many more exciting developments in the pipeline – the future is looking exciting.”

5 Easy Ways To Save Energy In Your New Home This Winter

As winter sets in, many of us find ourselves enjoying a cosy night in more often instead of being out and about in the elements. With the increased time spent at home comes the inevitable rise in energy usage, especially as we try to keep the chill at bay.

At Durkan Homes, we understand the importance of creating a home that’s not only comfortable but also energy efficient. There are plenty of simple, cost-effective ways to reduce your energy consumption during the colder months in your new Durkan home.

Not only do new build homes have 50% cheaper running costs than older properties (according to the Home Builders Federation) but one of the benefits is that you can be assured that your home is built to retain heat in winter. Your new Durkan home will have fresh insulation, double glazing and there will be no draughts (especially with our thorough air tests). This means that with a few small, smart actions you can keep your spending low.

We’ve put together these five easy tips to help you save energy this winter…

  1. Unplug Unused Appliances

Did you know that even when turned off, plugged-in appliances still draw power? While it might not seem like much, the energy used by things like phone chargers, toasters, and coffee machines can add up over time. Unplugging them when not in use could save you a few pounds.

  1. Thoughtful Energy Usage

Be mindful about when and how you’re using your energy. Take simple actions such as only doing laundry when you have a full load (a small load is going to use the same amount of power) or leave the oven door open once you’re finished cooking to make use of the residual heat.

  1. Use Curtains to Maximise Light and Minimise Heat Loss

Curtains aren’t just for decoration – they play a key role in keeping your home insulated. During the day, make the most of natural sunlight by opening your curtains to let the warmth in. This is also a great mood booster to maximise your vitamin D exposure during the shorter daylight hours. As soon as it starts to get dark, close them to trap the heat inside. Opt for thermal or thick curtains for added insulation.

  1. Adjust Your Thermostat Strategically

One of the most effective ways to save on heating costs is by adjusting your thermostat wisely. Lower the temperature slightly when you’re not in a room or when you’re asleep – you won’t notice the difference in comfort, but you’ll see the savings on your energy bill. A programmable thermostat can make this even easier by allowing you to schedule temperature changes throughout the day, but changing it manually works too!

  1. Heat Where It Counts: Use a Space Heater in Key Areas

Instead of heating the entire house, consider using a space heater in the rooms you spend the most time in, such as the living room or home office. This allows you to lower the overall temperature and energy consumption of your central heating while still staying warm where it matters most. Just be sure to choose an energy-efficient model and only use it when necessary.

Implement these small changes for a big difference in your energy bills this winter.

For more handy tips, check out our article ‘How to Prepare Your House for Winter’.

From sustainable building materials and practices, better energy efficiency, and excellent customer service, by choosing a Durkan home you won’t have to worry about escaping heat, leaks, or anything unexpected. Just sit back with a warm cuppa and a good book, and enjoy winter in proper comfort. Take a look at our developments today to find your new home.

4 Interior Design Trends for Positive Mental Health

Creating Spaces That Support Mental Wellbeing: 4 Tips for Your Home

It’s well known that our surroundings significantly impact our emotions and overall mood. Here are four easy tips to help you design your spaces in a way that fosters a positive environment for mental wellbeing.

      1. Maximise Exposure to Natural Light

Natural light is essential for not only a mood boost, but good health. Exposure to sunlight triggers the production of serotonin in the brain, a hormone that helps reduce stress and elevate mood. When we spend time in well-lit spaces, we tend to feel more alert, focused, and energised. Natural light also plays a key role in regulating our circadian rhythm, helping improve sleep quality, which is essential for mental health. Additionally, sunlight provides us with Vitamin D, which has been linked to improved mood and overall well-being.

Tip: Arrange furniture near windows to take full advantage of daylight, and consider using light curtains or blinds to let as much natural light in as possible. If natural light is limited, full-spectrum light bulbs can mimic daylight and provide some of the same benefits.

      1. Use Natural Materials

Bringing elements of nature indoors can have a huge effect on our cognitive and emotional health. Studies have shown that incorporating natural materials—such as wooden furniture, cotton fabrics, and indoor plants—into our living or working spaces helps reduce stress, improve concentration, and even boost creativity. The presence of nature-inspired textures and materials fosters a physical connection to the outdoors, a concept known as “biophilia,” which is proven to enhance our sense of well-being.

Tip: Add wooden or wicker furniture, use stone accents, and incorporate plenty of greenery to create a natural, calming environment. Indoor plants not only purify the air but also provide a visual connection to nature, which helps lower stress levels.

      1. Choose Harmonious Colours

Colours have a powerful influence on our emotions and mental states. Harmonious colour schemes can create a sense of balance and calm in any room, while certain hues are known to evoke specific feelings. For instance, blues and greens are often associated with tranquillity and relaxation, while warmer tones like yellows and oranges can bring energy and positivity.

When designing your space, think about the way different colours make you feel. Choose tones that not only match your aesthetic preferences but also contribute to the atmosphere you want to create.

Tip: Opt for soft, muted tones to encourage relaxation in spaces like bedrooms or lounges, and use brighter accents in creative or active areas to stimulate focus and energy. Don’t be afraid to mix and match colours, but ensure they complement each other to maintain harmony.

      1. Display Meaningful Art and Creative Elements

Personalising your space with art and creative elements can help you create an environment that really feels like a home. Surrounding yourself with meaningful objects, whether it’s family photos, a favourite painting, or handmade items, helps create a sense of identity and belonging. These elements not only boost your mood but also remind you of the things that bring you joy, helping reduce stress and enhance feelings of contentment.

Creative touches—like sculptures, textiles, or unique decor—also help cultivate a space that feels empowering and under your control, which is crucial for mental well-being.

Tip: Choose pieces that resonate with you on a personal level, and arrange them thoughtfully around your space. Help keep things feeling fresh and inspiring by rotating these items occasionally too!

Creating an environment that supports mental well-being doesn’t require a complete overhaul—small, intentional changes can make a big difference. Whether it’s maximising natural light, introducing nature-inspired elements, selecting calming colours, or personalising your space with meaningful art, these tips can help you design a home that nurtures both your mental and emotional health. Create a space that not only looks beautiful but also helps you feel your best. Our interior designers keep all of these things in mind to create welcoming show homes that inspire creative, healthy spaces for every kind of families.

Why Now Is A Good Time To Buy Your New Home

Last month, the Bank of England dropped base rates from 5.25% to 5% – but what does that actually mean and what effect does it have on someone who is looking to buy a house?

In summary, it means it’s a great time for you to get into the property market or expand your investment portfolio.

Here’s why:

First Rate Drop in Four Years

The drop from the Bank of England is the first in four years after steadily increasing them throughout that time. Increasing or decreasing interest rates are the bank’s way of helping to control inflation. This decrease comes as the inflation rate has fallen to its target, and pressures have eased enough for the rate cut.

Base Rates affect Mortgage Interest Rates

The Bank of England is the central bank where all of the commercial banks borrow from. A lower base rate means that the banks you take your mortgage out from (think Lloyd’s, Barclays, HSBC) are in turn able to offer you lower interest rates and better borrowing incentives.

Lower Mortgage Rates Increase Demand

As mortgages become more accessible, demand for buying houses may increase. With more people in the market to buy houses, we’re likely to see a price increase over time.

This is why right now is a good time to buy – you make the most of the lowered borrowing rates while the house prices remain steady.

Having the Right Deposit

If you want to make the most of this opportunity in the buying market, but you don’t quite have enough for a standard deposit – we might have a solution.  At Durkan Homes, we are a part of the Deposit Unlock scheme. It’s a low deposit mortgage designed to give more people the opportunity to buy their own new build home. Under this scheme, you will only need a 5% deposit to secure the property, for example, if you were buying a home for £300,000, you would only need a deposit of £15,000.

Find out more about the Deposit Unlock Scheme here.

If now’s the right time to buy, let us help you find the perfect home. Contact our team for the inside scoop on our latest developments across London and the home counties.

Your summer guide for Kennington

Moving house can be exciting but overwhelming, especially when you have yet to learn what your area has in store for you. However, when moving to a bustling area in London such as Kennington, there is no reason why you could ever be bored! Whether you enjoy attending art exhibitions and historical buildings or want to spend time in nature, Kennington has much to offer. To get you started, we have compiled a list of ten exciting things you can do in Kennington.

Vauxhall City Farm

Right in the heart of the bustling capital, Vauxhall City Farm is a unique gem that started over 35 years ago when a group of architects took over a small vacant plot. The farm is home to over 100 animals, including seven rare-breed goats, three alpacas, nine horses, two pigs, and a hedgehog named Mr Tiggywinkle. The alpacas even made a screen debut in ‘Star Wars: The Force Awakens’, alongside a pack of stormtroopers. This is a place where you can experience the unexpected and be part of something truly special.

Walworth Garden

A charity garden in the heart of Southwark that aims to change lives through horticulture. Anyone can sign up for their beekeeping or herbal medicine courses, drop in for juice or coffee, and buy some plants to take home.

Beefeater Distillery

Sometimes described as the national spirit, gin is one of the most popular drinks in the United Kingdom, and the Beefeater Distillery is its most notable producer.  The distillery moved to Kennington in 1958 and included a visitor centre that journeys through the spirit’s history and the history of Beefeater itself.  Visitors can even be treated to a sample or two by the end of the tour.

Bee Urban

Bee Urban, located in Kennington Park, is a beacon of inspiration in the global effort to preserve honeybees. This beekeeping and environmental education centre is not just a place to visit but a place to learn. Volunteers and visitors can discover the products bees help us produce and the efforts it takes to keep these vital insects buzzing. It’s an educational experience that will leave you with a newfound appreciation for these noble creatures.

Vauxhall Glassworks

Vauxhall Glassworks, a historical site that dates back to the 17th Century and operated until 1780, has left an indelible mark on the area. The Glasshouse Walk, once a bustling site, now stands as a testament to the passage of time and the evolution of the locality. Today, it’s a vibrant mix of urban industries, pubs, and homes, but the historical significance of this place is still palpable. Visiting here will make you feel connected to the rich history of Kennington.

Charlie Chaplin’s house

Kennington is the home of one of cinema’s most beloved figures.  Charlie Chaplin is said to have lived at 39 Methley Street from around ten years old until 1899 when he started getting involved in show business.  Being a private home, you won’t be able to enter, but you can still marvel at where one of the world’s greatest comic actors spent his boyhood years.

Gasworks

Gasworks offers a unique and thrilling experience, unlike most art galleries. In addition to the works on display, Gasworks features several international artists-in-residence. Kennington Park

Kennington Park has been a prominent public green space since it was founded in 1854 and is the largest in the neighbourhood. Before the opening of The Oval, it was the premiere spot for cricket matches. Today, it offers recreation through sports fields, walking trails, and other amusements. It also touches upon many other places worth visiting in Kennington.

Imperial War Museum

The Imperial War Museum in Kennington is one of the world’s leading museums on war.  Its six floors contain memorabilia on the conflicts, the weapons, and the brave souls who have fought and died for their country from World War I to the present.  It’s genuinely one of the most fascinating draws in the area and should be the place anyone should visit to deepen their understanding of how conflict has shaped the United Kingdom.

Kia Oval

The Surrey County Cricket Club has been called the Oval home since 1845 and remains the premier cricket ground in London.  It’s home to many matches throughout the year, including some of the country’s most important matches, and it is always home to the final Test match of the English season.  Tours of the grounds are available when matches aren’t in play, taking visitors behind the scenes and into the world of one of Britain’s most popular sports.

New Build Warranty Explained

When buying your new build home, a new build warranty is there to give you peace of mind. It’s rare for it to happen, but if there are issues with your home’s structure or other applicable issues, you’ll be covered for any work that needs to take place. However, there are a few important things to know about your warranty and how it compares to other forms of insurance, so keep on reading and we’ll bring you up to date.

What is a new build warranty?

A new build warranty is an insurance policy that covers any specific structural issues or defects in the building, ensuring that homeowners won’t have to pay the price to get them fixed. Unlike home insurance, this isn’t something you need to take out yourself – it should be taken out by the builder/developer. Although we have total confidence in our excellent teams, it’s nice to know that should anything within the policy arise, it should be fixed as fast as possible with no cost to the owner.

 Durkan Homes’ new build warranty

While Durkan Homes strives to make everything perfect for our homeowners from day one, we’re always here to help with any issues that need addressing. Our Customer Care operatives are on site to help you fix your problems promptly. However, for any more complex issues, homeowners can rely on their new build warranty.

How long does the new build warranty last?

Overall, Durkan offers a ten-year warranty that covers off two major points – a two-year fixtures-and-fittings warranty and a ten-year structural warranty.

What does the new build warranty include?

For the first two years, we’re happy to make non-structural fixtures and fittings repairs to a home to fix any issues that might have occurred during construction. This covers areas like kitchen appliances, any plumbing or electrical issues and defective fixtures and fittings.

For ten years, the new build warranty covers any major structural issues. Though very unlikely to occur, a homeowner will be covered for any problems that arise to key structural areas, such as the foundation, roof, ceilings, stairs, floors, windows and external doors.

What does the new build warranty not include?

The warranty does not cover any fixtures and fittings defects that occur after the two-year warranty period, any minor structural issues that are not the result of poor building work, any bad weather damage, general wear and tear, and any issues caused by poor maintenance from the homeowner.

How do I claim?

If you need to make a claim on your warranty, start by getting in touch with our Durkan Homes Customer Service team by calling on 0208 619 9900 or emailing myhome@durkan.co.uk. From here, they can walk you through the process to get any elements fixed as soon as possible.

What are the benefits of a new build warranty?

Besides homeowner peace of mind, there are plenty of benefits to having a new build warranty on your home, including:

– Financial protection: The warranty helps to safeguard you against any costly defects if they should arise.

– Saleability: If you decide to sell your home within the warranty period, the remaining warranty can be transferred to the new owner, giving them added peace of mind and a little extra positive to your home’s sale.

– Mortgages: Like buildings insurance, it’s possible that a new build warranty is a required condition before lending to you.

Do I still need to take out buildings insurance?

While new build warranty is a type of buildings insurance, for freehold homes, you must still take out buildings insurance for a couple of key reasons. Firstly, it’s common when applying for your mortgage that building insurance may be a condition of lending and must be in place by completion. Secondly, it covers the areas that a new build warranty will not, such as storm or fire damage, theft and vandalism. We also highly recommend contents insurance to cover your personal belongings.

Home Buying Terminology

As exciting as buying a home is, especially your first one, sometimes the property jargon can leave your head spinning. But that’s where our expertise comes in. We’ve put together a handy guide of common terms you’ll likely hear, or will hear, during the process, from browsing the market to your completion date.

A

Annual percentage rate (APR)

The total cost of your mortgage loan borrowed for a year (including all costs, arrangement fees and charges), shown as a percentage rate for simple comparison.

Assessment

Also known as mortgage valuation, assessments are conducted on the property by the lender to establish whether it’s worth the asking price. Another assessment is a homebuyer survey/report which can be paid for independently. Whichever level of survey you get, it’ll help inform you on the property’s condition and other important factors that may affect your offer.

B

Base rate

A base rate reflects the Bank of England’s current mortgage rate. This figure can be a key factor in the term length (usually 2, 3 or 5 years) and whether to choose fixed or variable.

Broker

A broker, or mortgage advisor, is a qualified advisor who acts as the intermediary between borrowers and lenders, finding homebuyers the best mortgage deal possible for their financial position.

Building insurance

Building insurance is a necessary type of insurance that your mortgage provider will require for you to have in place for the length of your mortgage. Though usually applied for at the time of your mortgage, it should be in place by the time you exchange. This covers the cost of repairing/rebuilding following structural damage, such as to the roof, walls, and floors.

C

Chain

A chain is the group of buyers and sellers who transactionally depend on each other to move. For example, a first-time buyer has no chain as they have no property to sell, but the people above them (the sellers) may also be in the process of buying a new property, and so on – each buyer/seller is a link in this chain. Chains eventually ‘close’, usually by someone moving abroad, into rental, or by agreeing to ‘break’ the chain. And in some cases, properties are sold with no chain, meaning the seller doesn’t need to buy another property before selling.

Completion

Completion is the final part of the process where the property ownership is legally transferred to the buyer. The completion date is the date money is transferred to the seller’s solicitor, and you can officially get the keys and move into your new home.

Contents insurance

Where building insurance covers the structure, contents insurance covers the ‘stuff’. This isn’t a requirement to have in place, but it’s definitely worth doing to protect your possessions from fire, accidental damage or theft.

Conveyancing

Conveyancing is the legal process of transferring property ownership from seller to buyer. This is handled by conveyancers/conveyancing solicitors who handle the contracts, carry out searches, give advice and eventually transfer the money to pay for your property.

D

Deeds

This is a legal document that assigns ownership of a building to the buyer.

Deposit Unlock

The Deposit Unlock scheme helps first-time buyers and home movers to buy a new build home from a participating builder with just a 5% deposit.

E

Energy Performance Certification (EPC)

The EPC tells you how energy efficient a property is, helping you figure out the rough cost of bills. One of many fantastic new build positives is that they have a better EPC rating, making them cheaper to run overall.

Equity

Your home equity is the amount of your home that you actually own. To find this out, simply take away the remaining mortgage payments from the value of your property.

Exchange

At this point, both the seller and buyer have signed their contracts agreeing to the sale of the property and it becomes legally binding. Your solicitor will also pay your deposit to the seller.

F

Fixed rate mortgage

A fixed rate mortgage means that your mortgage repayments have a fixed interest rate over a period of time agreed at the time of getting a mortgage or remortgaging. Most commonly, this will be a period of between two and five years, but it can be longer.

Freehold

When you buy a freehold property, it means you own the property and the land it’s built on.

I

Interest

This is the charge you repay for borrowing money from a lender.

Interest only mortgage

This is a type of mortgage where the property owner will only pay the interest on the loan each month. The capital amount is then due at the end of the loan term.

J

Joint property ownership

Two or more people are the legal owners of the property. Whether you’re registered as ‘joint tenants’ or ‘tenants in common’ affects how much of a property each person owns and what happens to it should a relationship break down or if one owner passes away.

L

Leasehold

Leasehold means that you are purchasing the property and land for a set lease agreement with the freeholder – for example with apartments. When the lease ends, the property returns to the freeholder unless it’s extended.

Loan to Value (LTV)

LTV is the ratio of the home’s value versus the loan you’ll need to get, and is important when applying for an agreement in principle or mortgage. The higher your deposit, the lower your LTV is likely to be.

M

Mortgage Charge

The total cost of fees charged when you apply for a mortgage, such as admin and valuation.

Mortgage

The type of loan used to help you buy a property or plot of land.

Mortgage offer

A formal document confirming the lender’s offer, including all details and terms and conditions.

Mortgage term

The length of time of which you’ll pay back your mortgage and interest. The longer the term, the lower your monthly payments are likely to be, but the more interest you’ll end up paying.

O

Off-plan

When you buy off-plan, it means you buy a property before it’s built. This comes with a range of benefits, including getting first pick of your favourite plot, making choices to some of the finishes, and more.

P

Part-exchange (PX)

If you plan to buy a new home, selling your existing property to a home builder gives you a guaranteed buyer, taking some of the stress out of the sale – just like part-exchanging your car for a new model. Learn more about our part-exchange incentive.

R

Remortgage

Remortgaging happens when your current mortgage deal expires and you move to a new lender while staying in the same property.

Repayment

This simply covers the act of paying back money you’ve borrowed from a lender according to the agreed terms.

Reservation

Reserving a new-build home means that the property is yours, but it’s not legally binding until exchange.

S

Solicitor

A qualified legal practitioner who deals with specialist legal action. They will handle all legal aspects of the home buying/selling process.

SSTC

Sold subject to contract – this means the seller has accepted an offer on the property, but it is not yet legally binding.

Stamp Duty

Stamp Duty is the tax paid to the government on properties over a certain value. There are exceptions to this, including those buying properties worth £250,000 or less and first-time buyers (who do not have to pay this on properties costing up to £425,000).

V

Valuation

An assessment carried out in the lender’s interest on the home you’re looking to purchase, confirming the property’s value based on a number of factors. As this is for lending purposes only, you may want to get an independent survey for a detailed report.

Variable mortgage

Unlike fixed rate, variable mortgages can change with interest rates, meaning your monthly payments can go up or down over time. These fall into three categories: standard variable rates (SVR), tracker rates and discounted rates.

W

Warranty

Warranty is an insurance policy taken out by developers to give new-build homeowners peace of mind that any viable issues will be fixed. These can typically last for 10 years.

Part Exchange: How to Secure Your Dream Home with a Stress-Free Sale

Planning on buying a new home? From sifting through the paperwork to organising the logistics of the move, selling your current property isn’t always easy. That’s where schemes such as Part Exchange come in.

We could purchase your existing property as a guaranteed buyer, helping you move one step closer towards your dream home sooner than you think.

Part Exchange takes the hassle out of the sale. We’ll buy your existing home so you can put money towards a new property at any of our developments, including our homes across London, Hertfordshire and Cambridgeshire.

Here’s how it works in four simple steps.

1. Find out your eligibility

If you’re interested in selling your home and want to find out if your property qualifies for Part Exchange, get in touch and we’ll talk you through your next steps and options. The best part? It’s completely free, and you won’t need to pay any agents fees, which can often cost over 1% of the value of your home.

2. Independent valuation

If your home qualifies, you can place a provisional reservation on your dream Durkan Home. We’ll then arrange for two or three local estate agents to value your existing property. We’ll also help to ensure you get a guaranteed market value sale price on your home.

3. Making an offer

We’ll then make you an offer based on the independent evaluations. If you’re happy, you can rest assured that you’ve secured a guaranteed buyer without having to worry about the bottom of the chain falling out. This also makes the sale process much smoother, quicker and easier.

4. Securing the sale

Now you’re well on your way to securing the keys to your brand new home. While the final stages of the sale process are set in motion, you can stay in your current property until your new Durkan Home is ready. You can sit back, relax, and won’t have to worry about agreeing completion dates with the difficulties of a long chain.

Moving home can be complex, but it doesn’t have to be. We’re here to help make things simple and stress-free.

Youth organisation first to benefit from new community fund

Inspire 2 Ignite CIC, a Cambridge-based organisation focused on helping young people aged 12 to 24 who are NEET or at risk of becoming NEET (not in education, employment or training), has successfully applied for funding to deliver a number of initiatives encouraging young people to take their first steps into entrepreneurship with confidence.

The group applied to Durkan Homes’ just-launched Community Fund, a new scheme in Cambridgeshire set up by the leading regional and family-owned housebuilder to support organisations and groups local to its new homes sites. Durkan Homes is asking organisations and charities in Cambridgeshire to consider its fund if they need support.

With the funding, Inspire 2 Ignite CIC is delivering three bespoke programmes for young Cambridgeshire entrepreneurs, with the first already completed. The campaign saw a young team learn about the journey to building a business in the setting of St Neots Farmers Market. The group took on an Apprentice-style challenge, looking at product selection, customer engagement, financial management and market presence. The work culminated in a busy day of trading, giving the team hugely valuable real world business experience that will help set them on the path to a successful career.

Young entrepreneurs will next be working with charity St Neots Initiative to develop solutions to local community issues, and will then take on the challenge of building and marketing a new ice cream brand. The focus is on building confidence and business know-how.

Durkan Homes’ Community Fund offers financial support to eligible applicants in Cambridgeshire who are delivering work or specific projects that benefit their local communities. The fund, which is now open for applications, is part of an ongoing commitment from Durkan Homes to support local charities, organisations and not-for-profit groups.

To learn more about the eligibility criteria and how to apply, anyone interested should visit: https://www.durkan.co.uk/community-fund/

Sam Squire, CEO of Inspire 2 Ignite CIC, said: “We are deeply grateful for Durkan Homes’ generous support through their Community Fund which has been instrumental in delivering our innovative programmes for young people in Cambridgeshire. This funding not only helps us to ignite the spark of entrepreneurship in young people, but also equips them with the confidence and skills needed to succeed.”

Bill Beyzade, Managing Director of Housebuilding at Durkan Homes, said: “A big focus for us is making sure we enhance the communities we build in, leaving a lasting positive legacy beyond just the high-quality homes we’re creating. That’s why we’ve launched this fund in Cambridgeshire, and we’re really proud that Inspire 2 Ignite CIC has benefited and delivered something hugely valuable for the local community.

“Through our new fund, we can help organisations access funding that will ensure local initiatives make a difference to individuals and groups within the community. From education and sports, to society and nature, we’re interested in supporting a range of good causes. If you think we can help you, please read our information online and find out how to apply.”

Or, if your job takes you further afield, you’re well supported with its large commuter belt and brilliant transport networks, including park and ride systems, pedestrian zones, and well-connected rail and road. Why Should You Move to Kennington?

Nestled into South London is the district of Kennington, a place right in the centre of the action without losing its quieter, village feeling. A well-established residential area, it has everything you need for day-to-day living, from local supermarkets, pubs and restaurants to key cultural venues, parks and – best of all – an excellent connection to London’s transport network. When you can get to exactly where you want to go with ease, there’s little wonder why so many people are living in Kennington today.

About Kennington

Still very much a centre point in London’s beating heart, Kennington is a place with a vibrant spirit. Sitting between Elephant & Castle and Vauxhall, Kennington Tube Station is now in Zone 1+2, and on the Northern Line, it’s simple to get to anywhere in London, offering homeowners a vibrant and varied lifestyle. And in a quiet little corner, where Braganza Street meets Manor Place, Manor & Braganza will be the perfect base for people who want the extra, not the ordinary.

Manor & Braganza

Manor & Braganza is a neighbourhood that blends history, culture, and modernity. Durkan Homes proudly presents a range of new build homes in Kennington, designed with meticulous attention to detail and to suit contemporary London lifestyles. With over 85% of our properties now sold, the new homes in south east London have been hugely popular.

New build apartments in Kennington

Durkan Homes apartments feature a welcoming hallway and spacious living/kitchen/dining area with terraces. All with master bedrooms including a built in wardrobe and a modern bathroom. There are still a range of 1- and 2-bedroom apartments available in our Manor apartments, so be sure to register your interest before they go!

Early history

The first mention of Kennington appears in the Domesday Book as early as 1086 under the name ‘Chenintune’. Over the next couple hundred years, the name continued to evolve from ‘Kenintone’ in 1229 to a more recognisable ‘Kenyngton’ in 1263.

It wasn’t until the 1770s that Kennington started resembling the area we know today, with rows of terrace and semi-detached houses developed from 1788 to the 1790s. By 1818, most of the area’s modern street patterns were fully established. Changing what was once a small village into a semi-rural suburb with elegantly constructed terrace housing stretching several storeys high in some cases – you can still see its mix of Georgian and Victorian architecture today.

In fact, our Manor Apartments that look over Pasley Park have been carefully designed with this charm in mind, reconstructing the historic signature style of South London on the outside with an entirely new building within.

Living in Kennington

It may have changed a lot throughout its history, but Kennington’s rich roadmap makes its modern-day visage all the more interesting. From notable landmarks to events, entertainment, foodie delights, and even your weekly shop, living in Kennington has your covered at every need, want and desire.

Local amenities

Local supermarkets, like Tesco and Waitrose, are an easy choice to cover you for your essentials, offering up all the usual goods you need for the home. And with plenty of options for travel, getting there and back won’t be a headache.

For great fruit and vegetable options, and reasonable prices, take an amble down to East Market – one of London’s oldest and busiest shopping areas. Open from Tuesday to Sunday, you’ll find plenty of interesting goods here.

For those who prefer more artisanal goods, don’t skip Kennington’s Oval Farmers’ Market, running every Saturday at St Mary’s Church. A popular destination for foodies, families, dog walkers and cricket-lovers alike, this place is packed with local and handmade goods, including fruits and veggies, organic meat, cheese, honey, pastries, soups, juices, cakes, coffees, and so much more available.

The world-famous Borough Market is also just a 10-minute ride away, meaning a true celebration of food and drink is close to home. Open six days a week, enjoy losing yourself in exploring its halls and discovering the variety of small traders, delightfully fresh produce and mouth-watering street food stalls. Even if you’re just visiting to look around, bring a bag (you’ll need it).

Getting out and about

Whether you’ve been to London, live in London or it’s your first time in the UK’s capital, to say there was plenty to do, even just in the Kennington area, would be an understatement. It may seem a little sleepier than some areas of London, but it has plenty packed into its winding streets.

One of the many things that make living in Kennington so wonderful is its wide choice of green spaces right on its doorstep. For a fun-filled day with the family, drop by the Vauxhall City Farm just off the Vauxhall Pleasure Gardens. Spend a few hours with its fluffy residents followed by a picnic on the grass, if the weather’s nice.

Cricket fans, it hardly gets better than taking in a match at The Oval. Take a look at upcoming games, pick your seats and get swept up in the crowd – it’s right across the road from The Oval Tube Station, too. Then, just a stone’s throw from The Oval Cricket Grounds and Tube station, is Kennington Park, which is fantastic for morning workouts, casual ambles, playing tennis, grabbing a bite to eat, or visiting its pretty English Garden.

The Oval cricket is in Kennington

Behind our new homes in Kennington, the Manor & Braganza development, is Pasley Park. You wouldn’t guess it, but this was once the Royal Surrey Gardens (opened 1837), which held lions, giraffes, tigers, bears, white rhinos, and more. It’s here that we found inspiration for our branding, from stories shared and uncovered around Manor Place and Braganza Street. With hundreds of years of history, culture and curiosity, a happy family of giraffes in Victorian London only scratches the surface.

Whether you’re green-thumbed or not, don’t leave Pasley Park just yet. The award-winning Walworth Garden has loads of interesting workshops to take part in for the local community, from growing organic food and learning about soil, to more seasonal selections like Christmas wreath and decoration making.

Walworth Garden Farm Kennington

Gin enthusiasts, don’t sleep on a Beefeater Gin Distillery Tour. Just a ten-minute walk from Kennington or The Oval Tube Station, get swept up in finding out the ins and outs of what it takes to make one of the country’s favourite gins, plus cocktails, gin tasting and other goodies through the different tour packages.

For film fanatics and cinema lovers, London’s Cinema Museum is one for your list. Take part in a guided tour to view some of its unique collection of artefacts and memorabilia, or pick up tickets for one of its many events, talks or screenings to timeless classics. The building itself is part of the old Lambeth Workhouse, a place where local legend Charlie Chaplin lived as a child.

And those are just a few things to do in Kennington. Half the fun of moving to a new area is discovering fun and inspiring activities, so be sure to get out on an adventure every now and then.

Eating, drinking and nightlife

Don’t be fooled into thinking you’ll be stuck with just a few choices for dinner and drinks. With dozens of pubs and eateries within one mile of the Tube station, you’re absolutely spoilt for choice whatever your preference. From breakfast dates and drinks with friends, to celebrating those truly special milestones, living in Kennington, you’ll find your new favourite haunt whatever the occasion.

Sally White is a cozy café well-known in the area for its brownies and baked goods, but it’s also a perfect place to pop into for a quick lunch and coffee.

The Old Red Lion is a Manor & Braganza local, set inside a Grade 2-listed, Tudor-style building. A proper pub, here you’ll enjoy excellent ale, classic pub food, and a quiz night every Wednesday – all just a few minutes walk away.

Another local pub is The White Bear, serving great food, great beer and great ales to local folks since 1780. It’s had a few updates since then, but with a welcoming, warm and modern design, and an upstairs theatre with different events on, you’ll feel right at home in no time.

The White Bear in Kennington

But who said the fun had to end once the sun goes down? If you’re not quite ready to turn in for the night, Kennington’s nightlife has something for everyone.

If live music ticks your boxes, pay Toulouse Lautrec a visit. Whether you’re eating a full meal in the Piano Room or enjoying smaller plates and drinks at the Jazz Club, you’ll catch plenty of incredible performances here.

Toulouse Lautrec in Kennington

Having seen its fair share of comedy legends, The Tommyfield is more than just a pub that does great grub. Its comedy shows throughout the week vary between big-name and up-and-coming acts, silly games, mystery guests and more. Tickets sell out quickly, so be sure to check the events regularly to avoid disappointment.

And don’t forget, with Kennington Tube Station and the Northern Line you have the whole of London to explore.

Kennington transport

With excellent connections across London and beyond, living in Kennington makes a perfect base to move to for all walks of life. It’s one of the many reasons we can’t wait for families to find their new home at Manor & Braganza – just a few minutes walk from Kennington Tube Station.

Travelling by Tube is a main draw, with Kennington Tube Station situated on the Northern Line and in Zone 1+2. Areas like Euston and London Bridge are as little as 15 minutes away, so the city really is your oyster.

For those travelling further afield, you can hop on the tube to get to the likes of Waterloo, Charing Cross, Euston, King’s Cross and St Pancras International, all accessible on the Northern Line.

Bus

There are plenty of buses that serve this area of South London, including the 133 (Fleet Street), 360 (South Kensington), 159 (Picadilly/Oxford Circus) and 3 (Westminster & Victoria Bus Station). Buses also operate a tap on, tap off approach to travel, so no need to carry cash around for the fare.

Car

Just off the A3, you can reach the M1 or M25 motorways in under an hour, giving you plenty of opportunity to work (or play) elsewhere without much fuss.

Bike

If you’ve not experienced the London cycle rush yet, you’ve got a treat in store. Very well connected, plenty of locals prefer to cycle around the city, whether that’s travelling to work, meeting friends for some fun, or just enjoying one of the many cycle paths around Kennington and beyond.

Final thoughts to take away

Based on everything you’ve read so far, that’s a question only you can answer. Despite its fairly central location, its small size means Kennington has retained its community feel with an easy, down-to-earth nature. In fact, there are a number of different events organised by and for the local community, from festivals in the park to bat hunting, tree tours, workshops, fairs and the well-loved farmers’ market.

Not right in the centre of the city, but an easy journey in means you can be on the edge of the action without having to worry too much about getting caught up in city living. Commuting to Central London and beyond is also a breeze. With plenty of beautiful properties, some larger properties having been converted to luxury flats, as well as fantastic transport links, living in Kennington is an excellent choice for students, young professionals and first-time buyers.

There’s a reason people think of Kennington as London’s best-kept secret.

From London to Hatfield East: A Family’s Journey – Homeowner Testimonial

Dmitry, relocated with his family from busy East Acton, London to Hatfield in Hertfordshire for more space at an affordable price. He’s moved to a two-bed, terraced new build home that’s perfect for his young family, close to excellent amenities, rail links and good schools.

“My wife Kristina and I moved to a new development in East Acton a few years ago”, Dmitry explains. “We rented an apartment which was perfectly nice, but we quickly found that we needed to make a bigger change to get the lifestyle we wanted for us and our then newborn daughter.”

For Dmitry, a software engineer, and Kirstina, a sales consultant, space and cost were significant factors in their decision to move out of London. While both wanted to live within commuting distance of the capital for work, they wanted a garden, room for a car and better access to walks, green spaces and sports facilities – all at a more affordable price. The goal was a better quality of life and more disposable income to spend on the things they enjoy.

It wasn’t just about the pull of leaving London behind for Dmitry. Staying in a new-build property was important, but with so many options, choosing the right development was critical. The couple began searching online and they found a number of new-build developments across the commuter belt that seemed to fulfil their needs.

Dmitry adds: “We were looking at two or three major developments, and I even mapped it all out in a spreadsheet so I could compare our options. Though, when I visited Hatfield, I immediately knew it was the one. Durkan’s showroom was really polished and well presented. The finishing and the details were really good and it was obvious that there were no other options for us.

Dmitry and his family went on to purchase a two-bed terraced home at Durkan Homes’ Hatfield East development – a new collection of high-quality apartments, and two-, three- and four-bedroom homes in the centre of the town – that allowed them to fulfil the change in lifestyle they needed to suit their young family.

“We were paying nearly £2,300 a month in rent, which at the time was set to increase to £2,500,” Dmitry said. “This was becoming unsustainable so with some savings behind us, Kristina and I looked at moving from London. It was a daunting idea in a way – how do you find somewhere that meets your criteria that you know you’ll enjoy when you move in, that’s also in the commuter belt?”

“We’d looked at a few houses, but Hatfield East offered everything we were after at a much more affordable price – even with the great location and current high mortgage rates. We looked up Durkan Homes and found through Google Reviews that they were very well regarded by buyers. So we booked a visit, toured the show home and asked all the questions we had.” Dimitry explained.

“It was a great experience. Durkan Homes’ team was very helpful, and we really liked the quality of the home. The two-bed terrace  with a garden looked perfect for us – we were surprised by the space inside and out. The house was well fitted out with everything we needed, and it had a welcoming and cosy feel. Taking the stress out of things was important for us too, so to get a brand-new home that we didn’t need to refurbish or decorate was the right choice for us.”

Durkan Homes helped Dmitry and Kristina with their moving costs by paying for the Stamp Duty. The couple was supported through the buying process by Durkan Homes’ sales team, and their own dedicated day-to-day contact to make things easier and as hassle free as possible.

Durkan Homes retains prestigious customer satisfaction awards

We’re proud to have been awarded Home Builders Federation’s (HBF) 5-star house builder status, and In-house’s Gold award, for the second year running.

Both awards are industry hallmarks for quality and customer service in housebuilding.  Retaining both of the highest awards again this year cements our position as one of the leading builders of high-quality homes in the country.

These awards are only given to developers who show commitment to the buyer at every level, and achieve an exceptional level of customer satisfaction that’s demonstrated through feedback from new homeowners.

These awards are some of the most comprehensive industry research exercises in the country. To achieve both, developers must receive recommendations from 90% or more of their surveyed customers.

Ultimately, the awards help guide home buyers in their decision to purchase a property, steering them to builders that deliver a great buying experience and are creating excellent homes people will love.

Bill Beyzade, Managing Director of Durkan Homes, said: “Achieving the awards is testament to how hard our teams have been working to build not only new high-quality homes, but also connected and vibrant communities. We’re proud of what we do, and this shows in what we’re building and the experience buyers have in our homes and with our teams.

“Maintaining quality in everything we do is also important for us as we build our family-owned business. Through our success we’ve expanded at pace in the three years we’ve been in business, and Durkan Homes is a real success story.

“What these awards show is that while we’re growing, we’re not losing any of the quality and care that homeowners want and that we’re known for. We’re getting the detail right, and feedback from our customers on our homes and how we work with them shows that. We’re looking forward to new developments coming forward this year, and seeing many more excited buyers make a Durkan property their home.”

9 Interior Design Ideas for 2024

The world of interior design is very personable, whether you’re following trends to the letter or simply picking a few of your favourites. From full room makeovers and redesigning from the ground up, to working within a budget and focusing on the finer details, there are no hard-set rules for expressing yourself.

As for what’s circulating the market in 2024? Between a few evergreen trends and a few that might surprise you, it’s time to dream big (or small) and feel inspired with our interior design ideas.

Vintage

Buying vintage furniture is a simple way to add character to your home, whether large centre pieces or small accents. There are few things more satisfying than finding the perfect place for your lucky find; one that blends old and new in a way that celebrates both design and history. If it’s less about things and more about feelings for you, there are plenty of vibrant periods to pull inspiration from – like the excitingly Art Deco 1920s, classically homey 1950s, or the perfectly eclectic 1970s.

At our Granary & Chapel new builds in Hertford, we’ve woven the area’s former industrial heritage into the very fabric of our homes, featuring black ironmongery throughout and huge, beautiful windows that flood the area with light.

Sculptures

If you’re looking to add depth to your living space, sculptures can be a simple way to bring interest and personality to the room. Whether central pieces or wall art, from colour to composition, your choice of sculpture should draw focus without fighting other art pieces or upsetting the balance. If you’re not sure about how to work it into your home, don’t forget that sculptural lighting fixtures can also provide a point of interest in a subtler way.

Take a look at our Hatfield East show home. As well as playing around with the colour of the space, the characterful addition of a chipboard-backed neon sign livens up what could otherwise be a very plain wall.

Quiet luxury

Having grown in the last year, the likes of ‘quiet luxury’ isn’t quite done trending yet. This isn’t about showing off; it’s about showing up for higher quality materials, subtle sophistication and taking pride in your environment. With this particular trend, less is more, and you don’t have to break the bank to invite that feeling in. It can be as simple as investing in a couple of high-quality pieces, such as handmade furniture with expert craftsmanship or textiles, such as bed sheets and rugs, made of natural, sustainable materials.

One of the main elements of our homes that bring a sense of quiet luxury to the plate is the amount of natural light we’ve designed for, especially the large windows used across Manor & Braganza new homes in Kennington, and Granary & Chapel.

Warm colours

There are few better ways to combat the grey, dreary days of winter and spring than choosing warmer hues throughout your home. Everything from rich wood flooring to warm-toned neutrals for your walls, your choice of colour can make or break how inviting and cosy your space feels.

It’s why we went with warmer-toned paint for our walls combined with deep wooden furniture and oak-style flooring at our Manor & Braganza show home. Plus, with a slightly cool-toned kitchen, it feels inviting, balanced and bright.

Curves

From headboards and sofas to kitchen cabinets, curves are here to stay for 2024. An easy way to add interest to your space and smooth out harsh lines, these organic, more natural shapes offer endless opportunities for your personal style. It’s a shape that invites interaction and intimacy, whatever form it’s used with.

In the living room/kitchen/diner of our Manor & Braganza show home, we really celebrate curves throughout, bringing a sense of fluidity and timeless sophistication to what could have felt like a sterile area.

Unique storage solutions

Who says your storage solutions have to be boring? All sizes of homes can benefit from clever storage to avoid unsightly clutter, and by doing so you can really tap into your creativity and play with the available space. From under-the-stairs storage and hidden spaces in your furniture, to wall-mounted organisers and open shelving, dreaming up your ideal solutions is half the fun.

We’ve tried something a little bit different at Hatfield East, turning an unused bedroom corner into a dressing room-style open wardrobe. This keeps the room more open and airy with the added bonus of seeing your favourite outfits in proper light (and with fewer creases).

Sustainable and innovative materials

In a world where being more planet-friendly is the driving force behind many exciting interior design ideas, innovative materials and sustainable options will oftentimes surprise you in the best of ways. It can be as simple as using reclaimed woods, recycled or upcycled furniture and textiles, or choosing a more eco-friendly brand to align yourself with.

The stunning colour we use on the walls in Hatfield East is from B Corp certified paint brand COAT – a business that proves looking great doesn’t have to cost the earth.

Smart home technology

While some people prefer to unplug, a bountiful array of helpful gadgets ensure tech will always have a place at home. In its own way, smart home technology connects to sustainability, providing an easy platform to control the goings-on inside your home, from temperature sensors and energy efficient appliances to adjustable lighting.

We’re in an age where technology is no longer an afterthought for our day-to-day lives. Integrating it into your home’s design means it can function exactly the way you want it.

Biophilic design

Much like light and colour, bringing a little bit of the outdoors inside with biophilic design is a sure-fire way to capture the beauty of the natural world. Whether you prefer to care for your collection of house plants, take inspiration from warm woods, stone, and other natural materials, or pick the perfect colour palette to use on your space, it doesn’t take much to foster a more positive, enjoyable environment.

If you’re not particularly green-thumbed, don’t worry. Biophilic design is about more than amassing a small jungle in your living room. It can also be as simple as choosing organic shapes for your furniture, embracing greens and earth tones, varying a rich array of textures, and letting in lots of light to keep things bright.

Buying a New Home: Everything You Need to Know

Buying a home is one of the most exciting times in your life. Whether you’re a first-time buyer, looking for more space from your second home or looking to downsize, imagining this next chapter is a fantastic feeling. The last thing you want to do is dampen the excitement with worry, which is why when you’re looking at new-build homes from a reputable builder, you should feel assured that you’re in safe hands. Though the process of buying can be confusing, this article should help you on your journey.

The process of buying a new build home

Buying a new build home offers plenty of benefits, whatever stage of the ladder you’re on, from confident construction built to modern regulations to greater energy efficiency. But what are the main steps to look out for on the way? Between deposits, reservations, moving day and beyond, here’s everything you need to know.

Not sure if now is the right time to buy? We’ve already covered that here.

Step 1: Set your budget

You’ve decided: it’s time for a change. Whether it’s from a new job, a growing family, or you just fancy living closer to loved ones, the first step before all others is to figure out your budget. What’s the price you can comfortably afford? What could you stretch to if needed? What would your ideal figure be? Don’t forget, when considering your funds, you should also consider the cost of living in the area as well as what you could be looking at paying for bills, like council tax, water and gas.

To give you more peace of mind, we can put you in touch with a fully independent financial advisor – free of charge. This way, you can confidently discuss your financial position with a dedicated professional who can give you a better understanding of how much you can realistically afford, and your overall buying position on the whole.

Step 2: Save your deposit

If you’re already on the ladder, you might have some form of a deposit already. If you don’t, or if you’re a first-time buyer, the next step is figuring out and saving for your deposit. You’ll need this to secure a loan for your mortgage, so the more you can save, the better your rates are likely to be. Again, we can help put you in touch with a financial advisor to help you work through all the details.

Just remember, at Durkan we do offer Deposit Unlock – a scheme that lets you buy with just 5% deposit, regardless of whether you’re a first-time buyer or existing homeowner.

Step 3: Get a mortgage in-principle

While you don’t need a mortgage in-principle to start viewing houses, it’s a good idea to do so. Pre-approval shows that you’re a serious buyer and it’s handy to have it on hand to secure your future home. Depending on the lender, these can last between 30 and 90 days  before it expires, so it’s best to do this once you know you’re serious. Plus, it never hurts to know what your options are.

Step 4: Research your developers & viewing

Right, now for the really fun part – researching your developers and viewing properties. Looking at house builders, contacting estate agents and enquiring with your chosen developer are all great ways to get your foot in the door. Enjoy being shown around the homes you’re interested in, explore the developments, and be sure to make a day of it to see what local life is like. Once you know you’ve found ‘The One’, it’s time for the next couple of steps.

Step 5: Find your solicitor

Found your dream home? Time to enlist your conveyancing solicitor. Best practice is to know who you’re going to contact while you’re still viewing, but the important part is to have them on board by the time you’re ready to make your offer. To make things even easier, we can recommend solicitors who have preferential rates and are already familiar with the development.

Although the process of exchanging on second-hand homes can take anything from a few weeks to several months, new build turnarounds can happen relatively quickly. And there’s plenty of paperwork to get through in the meantime.

Step 6: Reserve your home

Though mostly exciting, reserving your home can be a little scary. This step is the time for agreeing on final details and the price – and this is where your previous budget work really comes in handy. Depending on the developer, there may also be a range of incentives and offers available to discuss, such as contributions to stamp duty, deposit, mortgage payments, legal fees and even furniture. Well, that’s what we offer at least.

Step 7: Sort your finances

Now comes the slightly boring, but very important bit: the funds and paperwork. Your solicitor should lead you through what they need for their part of the job, but you also have some choices to make. Now you’ve reserved your home, you need to secure your mortgage and, eventually, pay your deposit. Smaller things to consider are expenditures like surveys and any additional fees you may need to pay between reservation and completion.

Step 8: Get ready for exchange

Exchange is just around the corner! This is the final stage before signing on the dotted line for the last time to get all your documents in order. Read everything through, check all your details are accurate, and most of all – get excited to start your new chapter.

Step 9: Pop the bubbly

It’s Completion Day! Whether your new house is ready to move into straight away or you’ve got a long stop date to look forward to, a celebratory glass of bubbly is more than called for. Now’s the time to start thinking about moving and getting to know your local area and community.

Tips for buying a new home

Tip 1: Check for incentives and offers

It’s always worth checking with developers what incentives they may have available. We’ve already mentioned our Deposit Unlock scheme, but we also offer services like Assisted Move – where we help you sell your current home – and may have a range of incentives that can help alleviate the financial stress of moving, such as contributions to stamp duty, legal fees, and cashback on certain builds on offer. Keep an eye on the Durkan website to find our Homes of the Month in each development.

Tip 2: Know your warranties

All of our homes benefit from a ten year warranty, reflective of Durkan’s commitment to the highest levels of quality and service. We offer this warranty to give our homeowners better peace of mind should any issues arise, knowing they won’t have to pay out of pocket to get applicable issues fixed if something happens.

If there are any minor issues that need addressing, our customer care operatives are on site to help. With any more complex issues, we resolve to correct these within a maximum of 30 days, positively and efficiently.

How Durkan Homes can help you

We put customers at the heart of everything we do – an ethos that stems from our heritage as a family-owned company with over 50 years of experience and passion for our work. We’re excited about the future and care about the homes we create and communities we bolster.

Charity hall gets new lease of life thanks to Durkan Community Fund

Durkan Homes and Laser Electrical Central have teamed up with Futurehope Hertford and Ware, a youth charity that supports teenagers with issues from mental health and addiction to anger management, to upgrade the heating and lighting at Pioneer Hall in Hertford.

Near to Durkan Homes’ Granary & Chapel site, the hall is used by Futurehope for an after school drop in cafe, giving young people a safe place to go and play games or relax with their friends.

The funding for this project came from Durkan Homes’ community fund, which was launched in 2023 and remains open for applications. The fund offers financial support to eligible applicants in Hertfordshire who are delivering work or specific projects that benefit their local communities.

As a successful applicant, Futurehope received funding to help upgrade their facilities, making the hall a more welcoming environment for young people.

Durkan Homes enlisted the help of local business Laser Electrical Central, the sub-contractors on their Granary & Chapel development, to undertake the work on Pioneer Hall. The improvements, including the installation of new heaters and more energy efficient lighting, means that it is now also a viable space for the charity to provide for community groups, with donations for usage supplementing their income and helping to fund their work in the local area.

Bill Beyzade, Managing Director at Durkan Homes, commented: “As a Hertfordshire-based business ourselves, it’s important for us to support organisations that operate in the area we call home. Our work as a housebuilder puts us at the heart of local communities and our fund allows us to enhance the areas in which we operate, and support good causes locally.”

“We want to say a massive thank you to Laser Electrical Central for completing this project, which has helped Futurehope continue the vital work they are doing with young people. We look forward to seeing what they will do with their improved facilities.”

Dave Hollis at Futurehope added: “While Pioneer Hall is a great space for the work we do as a charity, it was in desperate need of some upgrades so that it could be used to its full potential. As a small, local charity it can be hard to get funding for projects of this size, so we’re really grateful to Durkan Homes and Laser Electrical Central for all the hard work they’ve put into improving our hall.”

“Durkan Homes’ community fund is a great support for smaller organisations such as ours, and we would thoroughly recommend others consider applying too.”

Futurehope has been supporting teenagers for twenty years. As well as its after school drop in youth club, the charity also runs a programme of one-to-one mentoring and educational sessions in local schools. It also has a converted minibus that visits popular areas in Hertford and Ware on Friday nights, giving young people a warm place to get off the streets and have something to eat and drink.

Everything You Need to Know About Moving to Hertfordshire

Nestled in the gorgeous English countryside, Hertfordshire offers excellent commutes, picturesque landscapes, unforgettable history and bustling town centres, to name a few. If you’re thinking of moving, or are in the process of doing so, here are some of the core points to consider.

9 reasons to move to Hertfordshire

Choosing a new place can be a daunting process, from considering your desired areas, your new community, the type of home, and what amenities are a must-have within reach. But between being home to some of the country’s most beautiful towns, an excellent employment rate, and jaw-droppingly lovely green spaces, here’s a taste of what you can expect when you move to Hertfordshire.

#1 – Close to London

Just a stone’s throw away, Hertfordshire is a great base for homeowners who want a life closer to the country without moving too far from the bright lights of London. Although there’s plenty to get involved with in your local area, with the capital a short ride away, you’ve got even more options at your disposal. From world-famous museums and an endless choice for shopping, to some of the greatest theatres in the country.

#2 – Stunning market villages and towns

With its proximity to London, Hertfordshire has its fair share of gorgeous little market towns well worth visiting. If there’s one place to visit first, it’s the county town, Hertford. With origins stretching far back into the Anglo Saxon era and plenty of royal history surrounding it throughout the centuries, this picturesque town is a popular location for filming. Its unbeatable charm is one of the many reasons we made it the home of our Granary & Chapel development.

Places to eat in Hertford

#3 – Restaurants and bars

When it comes to eating and drinking in Hertfordshire, you’re positively spoilt for choice. Between familiar chains and independent eateries, there are countless places to try with family, friends, and even on a solo date. Featuring a range of cuisines and everything from your humble pub grub and pizzerias to Michelin Star restaurants, the foodies amongst you will be well satisfied. Likewise, with gorgeous places like Old Cross Tavern, Blackbirds and Market Bar Hertford, you’ll always have somewhere to drop in for cocktails or a brew.

For more recommendations, take a look at our blog: ‘7 best places to eat in Hertford’.

#4 – A county of contrasts

With Hertfordshire, you never quite know what’s around the corner. From medieval buildings and post-war newer builds, to stretching countryside and impressive public gardens, the mix between urbanisation and ruralism is impressive. Plus, with a stretching history running from the first railways to troublesome Tudors, and even right back to the Roman invasion, people with a nose for the past (as well as the future) will feel right at home.

#5 – Quality of life

When compared to the rest of the UK, Hertfordshire comes out above the national average in plenty of areas. Higher than average annual pay and employment rates, a higher than average life expectancy and overall health score, and higher than average recycling efforts (with lower than average carbon emissions on the whole).

#6 – Green spaces galore

With such a bounty of green spaces on your doorstep, getting out into nature will never be a struggle. Whether you enjoy a walk beside the River Lea, take a picnic in Hartham Common Park, stroll through Cassiobury Park, visit one of the area’s gorgeous nature reserves, or spend a luxuriously lazy summer’s day touring Hatfield House’s gardens, there’s plenty of green to get you moving.

Hatfield Train Station

#7 – Commuter links

Hertfordshire is perfectly positioned to reach major surrounding cities, especially if you plan on commuting to London. Less than an hour on the train to Central London and plenty of helpful roads for getting to and from the capital if you drive, you have lots of choice to find a commuter’s journey that suits you. Likewise, if you prefer cycling to get around, Hertfordshire hosts a number of excellent cycling routes to choose from, whether you’re working locally or commuting further away. With routes that take you along rivers, through lively parks, and past historic sites, you can enjoy a more eco-friendly way to commute that still takes you into nature.

#8 – Famous faces

Hertfordshire is no stranger to big names. From TV personalities and film stars, like Simon Cowell, Rupert Grint, Martin Freeman and Sacha Baron Cohen, to music legends, like George Ezra, Cliff Richard and George Michael, and many, many more, there’s a reason celebrities love to call this neck of the woods home.

#9 – Excellent school standards

If you’re looking for the best schools for your children, Hertfordshire is a high-performing area, achieving standards that are above the national average, with an excellent selection across the board. Whether you’re looking for academies that offer free or independent schooling, maintained schools, or independent schools, you’re sure to find what you need to give your kids the best start in life.

Tips for moving to Hertfordshire

Tip 1 – Narrow down your needs

Between your ideal home, the perfect town and what necessities you need right at your doorstep, doing a little bit of research and making a few ‘must have’ lists ahead of your home-buying journey will definitely help you narrow down your search.

Tip 2 – What’s your budget?

Before jumping into the really exciting part of moving and looking at houses, have a think about your budget. What are you willing to spend on your mortgage? How much of a deposit do you have? How much do you want to spend on your commute and main amenities? Being armed with the facts is never a bad thing and will help you feel a little lighter when you do start getting into the fun stuff.

Tip 3 – Start early

Whether it’s booking childcare, pet-sitters, moving trucks, self-storage units, or simply starting to organise your home, there’s no such thing as ‘too early’ when it comes to getting organised for moving. The last thing you want to do is end up rushing, misplacing or even breaking things, so take a breath, keep calm, and start with a plan.

Homeowner Testimonial – Manor & Braganza, Kennington

Nuo, Julien and Jack decided it was time to put down roots, the draw of Southwark’s regeneration and public realm improvements proved too appealing to pass them by. They tell us the story of buying their first Durkan home…

Nuo and Julien were living in a one-bed new build flat in Islington, before they found a three-bedroom townhouse to call their own at Durkan Homes’ Manor & Braganza development, near Elephant and Castle. “We’d lived in our flat near to the Emirates stadium for almost 15 years,” explains Nuo, an investment banker working in central London. “It had been our dream for many years to move south of the river because we have lots of friends there, and socialising is really important to us. We wanted to be closer to the LGBTQ+ community too.”

The couple has bought a three-bedroom townhouse from Durkan Homes on the charming Manor & Braganza development, just a stone’s throw from Kennington tube station and with London’s most diverse and vibrant new cultural quarters right on their doorstep. Nearby is the former Royal Surrey Zoological Gardens, where giraffes, tigers, bears and white rhinos walked side-by-side, in what is now Palsey Park.

Surrounded by green space, and with a network of walkways weaving through the new mixed-use neighbourhood, it felt like the ideal place to make a fresh start as Julien explains, “We’d been living in the same place since 2010 and the Covid lockdown helped us to realise that it was time to make a change. We needed more indoor space and better outdoor spaces for our dog to enjoy. Here, Kennington Park is less than a ten-minute walk away and Palsey Park is right on our doorstep – we love that it used to be a zoo! While we love to travel, party and have active social lives, we’re also keen to find somewhere where we can settle, and our new home helps us to do exactly that.”

“Our three spacious bedrooms, with terraces to both the front and back –give us the space that we always dreamed of. We love having outdoor space on every level. We’ve got a great garden space for hosting and relaxing too.”

They explain how they fell in love with the area instantly and never looked back, “We love how the facades and design fits with the neighbourhood; the look is modern but doesn’t clash with the existing street scene. The site was not in use before, so it’s great that Durkan Homes have brought it back to life. It’s in an ideal location and for Nuo, is close to the Northern Line of the tube, which makes the commute to work quicker despite it being further away than our previous flat.”

For Nuo, buying a new build was particularly important to him, “When moving we were just looking at new builds, as Chinese culture believes that properties are less valuable if someone has lived there before. That made our search for the perfect new build really important to us and we found that Durkan’s homes ticked all of our boxes.”

“Since moving in, we’ve been able to add our own personality to the high spec throughout our home. We’ve added our own smart technology, through light and sound systems, pops of colour to the interior and a hot tub in the garden too. Our friends even say that our home is a bit like a club!”

“The thing we love the most about our new home is the addition of our ‘#hausofbraganza’ neon sign. We both loved the name of the street and it felt right to live in a home that had such a quirky name – so we had to match that with a vibrant and quirky neon sign for our living space! ‘House of Braganza’ didn’t quite have the right ring to it, but Julien suggested that the German spelling is cooler – so ‘#hausofbraganza’ was born. Our friends now even just call our home the Hause of Braganza!”

Our moving day was a positive experience for the couple, as Nuo explains, “The whole Durkan team was fantastic, super friendly, helpful and really responsive. Any initial snagging issues were addressed really quickly. Stacey from Durkan Homes Customer Care team made us feel right at home, we loved our welcome basket; our experience was positive, personal, and warm.”

As Jack, Julien and Nuo continue to settle into their new home, they are looking forward to exploring more of the local area, particularly socialising with the LGBTQ+ community and welcoming friends over. Nuo explains, “We’re so proud of our new home. Everyone here is so friendly and we’ve already had all our friends and family over. We even had a house warming party to show off our home– everyone loves it! Durkan’s homes blend history with the modern day and respect the local heritage, which we thought was very powerful. You really do get the best of both worlds, living here, and we’re so excited for what’s ahead.”

How to Prepare Your House for Winter

As the icy winds start to blow and the temperature drops, it’s time to prepare your home for the winter months ahead. Whether it’s at the front of your mind or somewhere in the background, taking time to protect your house from harsh weather conditions and freezing temperatures can save you costly repairs and ensure a cosy, comfortable and happy living environment for the months to come.

8 tips for getting your house winter-ready

Depending on a number of different factors, winter can be a challenging season for your home. But with proper preparation and some forward-thinking, there are a few simple things you can do to prevent any potential difficulties. From preparing your garden to servicing your boiler, here are 8 helpful tips for getting your home winter-ready.

1. Clean your gutters

It might not cross your mind, but checking your gutters is an important task for winter. With leaves falling in the autumn and the potential for sleet, snow and ice as it gets colder, clearing debris from gutters and downspouts ensures proper drainage. The last thing you want is to battle any leakages or water damage to your home. If you don’t have any gutter guards, now is a great time to invest in some.

2. Improve your insulation

Keep your energy bills under control by improving your home’s insulation. For new-build properties you’re already in a great position, but there are still a couple of things you can do to ensure maximum efficiency. Unlike older homes, where you may need to consider boiler upgrades, better roof insulation and investing in double glazing, here are a few further simple little things to think about.

How to improve your insulation

Invest in better curtains/blinds – Just as important as keeping the sweltering summer heat out, thicker curtains/blinds can also help keep the heat in. Draw them as it starts to get dark and prevent heat escaping into the night.

Move furniture – We know it’s lovely to have your rooms just the way you like it, but if your furniture blocks the radiators, it’s preventing proper circulation. While your bed or sofa might be toasty and warm, the rest of the room won’t be, so don’t be afraid to give your radiators some space to breathe.

Draught-proofing – Even with their excellent build quality, new-build homes may still benefit from a couple of clever draught-proofing add-ons. For example, adding draught excluders to your letter box or key holes.

Ventilation – In all the effort you’re doing to keep the heat in, don’t forget about the importance of ventilation. Make use of your extractor fan, check that your vents aren’t blocked and air can flow freely through the house.

3. Get your roof inspected

You know the old phrase ‘better safe than sorry’? Well, even in new-build homes life just happens sometimes. Whether the culprit is bad weather or a run-in with a rogue Christmas decoration, cracked and missing roof tiles are more than a nuisance, they’re a hazard that could cost you both unnecessary money and even invalidate your home insurance. Start by taking a look at your roof from the street and noting any potential issues, but don’t worry if the idea of climbing a ladder makes your legs wobbly. The easiest way to prevent any surprise leaks or water damage is by getting a professional roof inspection.

4. Service your boiler

Servicing your boiler should be done annually, but especially when preparing for winter. There are few things quite as miserable as navigating frigid temperatures without heating or hot water, so it’s best to spot any issues before they become a real problem.

Radiator in G&C home

5. Check your radiators

This shouldn’t be an issue in your new-build home, but giving your radiators a quick check never hurt anyone. If you feel any cold spots or that your radiator isn’t heating up as well as it should do, you may need to bleed it.

6. Check your insurance coverage

Home insurance is a no-brainer, but if it’s been a while since you checked your policy, now is a fantastic time to review the level of cover it provides. Between the risk of flooding, storm damage, home emergencies, or even boiler coverage, it’s always good to have the facts to hand in case you have to call on them. In addition, you should know exactly where to find your home insurance policy documents, just in case.

Granary & Chapel home garden

7. Prepare your garden

From covering up garden furniture and mulching, to planting cover crops and bulbs for the spring, winter is a time of calm to prepare your garden for the next season. Uproot or protect your tender plants, de-weed right down to the roots, tidy up your beds and cut back any overgrown plants, and don’t forget about helping out your friendly garden wildlife.

Before things get icy, it’s also a good chance to pressure wash your patio, paths or driveway to remove dirt or debris that might be a slipping hazard under the right conditions.

8. Prepare your home for travelling

Whether you’re staying with family for Christmas or headed off on a lovely winter holiday, you may be tempted to switch the heating off to save some cash. However, even when you’re not home, it’s best to let your heating do its thing. Even at a lower temperature, bumping your heating will help reduce the risk of any nasty surprises (like burst or frozen pipes) when you get home.

Durkan Guide to Living in Hatfield

Ever dreamt of moving to Hertfordshire? Don’t pass on the vibrant town of Hatfield, a place that combines its exciting history with the charm of modern living. Offering a quieter life than those in the centre of larger cities, such as nearby London, living in Hatfield has plenty to offer people from all walks of life – from students at the popular Hertfordshire University to growing families, young professionals and retirees. This picturesque town has plenty to experience and even more on the horizon, so let’s dive into why Hatfield could be the perfect place to call home.

Where is Hatfield?

Nestled in the heart of Hertfordshire county, Hatfield sits East of St Albans, south of Welwyn Garden City, and north of Greater London. Its vibrant community is a rich tapestry of intriguing landmarks, gorgeous green spaces, and exciting educational opportunities. And with a mix of must-see historic sites and modern amenities, you can enjoy the perfect balance between past and present.

How close is Hatfield to London?

Approximately 20 miles from London, Hatfield is a fantastic hub for a more rural lifestyle, whilst still retaining reliable and regular connections to major cities. Well-connected by rail and road, it’s easy to reach other towns and cities in no time. In fact, Kings Cross Station is just a 30 minute train journey, making it a great choice for commuters.

Things to do in Hatfield

Whether you’re dropping in for the day or considering making the big move, Hatfield boasts a storied history and richly modern infrastructure. From leisure facilities and fitness activities, to hitting the shops, or taking a peek into its treasured aristocratic past, here are six things to do in Hatfield.

Hatfield East

#1 Hatfield House

Less than a mile away from our Hatfield East development, Hatfield House holds well over 400 years of history – including the remains of the Old Royal Palace of Hatfield, a place frequented by the young Elizabeth I. Home of the 7th Marquess of Salisbury, Hatfield House is guaranteed day of discovery, whether you’re exploring its many rooms or exploring its impressive gardens and park. Just be sure to check opening times and when you can visit.

Plus, keep an eye out for its calendar of events throughout the year, including art and craft shows, seasonal wine fairs, open-air celebrations of music like Classic Ibiza, Battle Proms, or Folks By The Oak festivals, and much more.

The Galleria - Living in Hatfield

#2 The Galleria Shopping Centre

When living in Hatfield, for the classic retail shopping experience The Galleria Shopping Centre has everything a fashionista needs. With over 60 top high street brands, including outlets, from fashion and home to sports and outdoors, it’s simple to get your shopping fix. Combine that with a quick bite to eat at its many restaurants and cafés, or stop in to see the latest blockbusters at the Odeon cinema. Plus, if you’re looking for a way to let your little adventurers blow off some steam, book online ahead of your visit for Get Wild!, Hatfield’s best indoor playground.

#3 The Markets

For those who love to browse a variety of stalls, the General Market is held twice a week – on Wednesdays and Sundays – and offers a range of jewellery, fish, fruit, clothing, vegetables and more. Then, on the first Saturday each month (except January) is the Hatfield Farmers and Craft Market, a place where you’ll find a bounty of local goods from growers and producers.

#4 Mill Green Museum & Working Mill

Another one for the history buffs, a visit to Mill Green Museum & Working Mill is an absolute must. This 18th Century restored working watermill showcases the intricacies and true craft of the machinery as it uses the power of the River Lea to grind grain into flour – part of a 1,000 year history of milling on the same site. There are also a number of events held throughout the year, so do take a look to see if anything extra special is going on when you visit.

#5 The Stable Yard

Home to a range of independent businesses, including gifts, arts and jewellery shops, The Stable Yard also hosts a number of events throughout the year, from buskers to live music and beer festivals. This unique browsing experience is a must – and you won’t find any of these on the high street.

The Eight Bells pub

#6 The Eight Bells Pub

Besides a great place to eat and drink, The Eight Bells has a fascinating history. While there has always been a pub on the site as early as the 1200s, the pub we know and love today has seen its fair share of characterful faces – the most well-known of which are the famous writer, Charles Dickens, as well as a number of stories surrounding the infamous highwayman Dick Turpin.

#7 Dining & Drinks

Between high street favourites and family-run businesses, you’re not short of excellent eateries in Hatfield. Looking for a welcoming pub atmosphere? Try Sibthorpe Arms or The Red Lion. Ready to discover new flavours? Pop into Turkish Kitchen or Turan Bar. Plus, with plenty of cafés and bars to catch up with pals or just for taking yourself on a solo date, the fun part is finding your favourites.

What’s living in Hatfield like?

Attracting visitors from all over the country, Hatfield has bags of potential with friendly, welcoming people and plenty of interesting sights to see. Of course, any town living wouldn’t be complete without knowing your local amenities. From the markets and superstores to your local doctor’s surgery, here’s what to expect for Hatfield.

Shopping

For the weekly shop you’ll find the usual supermarkets, like Tesco, ASDA, ALDI and Waitrose in easy reach, with excellent transportation links throughout the town. If it’s retail therapy you’re after, you have a choice between an array of high street shops or The Galleria Shopping Centre.

Schools

You’ve likely heard of its university, but for younger families looking for primary and secondary schools for your kids, Hatfield has a good mix of well-rated places. For your littlest learners, choose somewhere like Apple Daycare Ltd or Birchwood Nursery School. Or take a look at schools like The Ryde, Countess Anne, Brookmans Park, and Onslow St Audrey’s (next door to our Hatfield East development) for the next steps in your children’s educational journey. Whatever ticks your boxes, there are plenty of schools to look at.

Healthcare

When living in Hatfield, your health is well and truly looked after, whether you’re looking for private care or NHS services. Between hospitals, dental surgeries, care homes, health centres, and mental health services, you’ll be well looked after.

Hatfield East

A modern collection of one and two-bed apartments, and two, three and four-bedroom homes, Hatfield East is a gorgeous development located just a stone’s throw from Hatfield Train Station, Hatfield House, and the bustling town centre.

Our excellent transport links make Hatfield the ideal location for those looking for easy access into London and commuters. Plus, with local amenities less than a mile’s walk, you’ll never be short of milk, bread and the essentials you and your family need.

Hatfield East apartment

Hatfield East apartments

With modern kitchens, large double bedrooms, built-in wardrobes, contemporary bathrooms, integrated appliances, private terraces/balconies, allocated parking spaces, and so much more, our stylish one and two-bedroom apartments are fantastic for a range of homeowners.

The Croxley

The Croxley is a two-bedroom terraced house with two double bedrooms, a contemporary bathroom, downstairs WC, modern kitchen with integrated appliances and a private garden with a shed and patio area. With style and location in one gorgeous package, these reasons and more make this a fantastic starter home.

Hatfield East Living Room CGI

The Dragonfly

If you’re looking for something with a little more space, The Dragonfly may be just the place you’re looking for. Featuring three double bedrooms with a contemporary bathroom and downstairs WC (meaning fewer shouting matches), plenty of storage spaces throughout the house, a private garden, two allocated parking spaces, and much more, this is the perfect family home.

The Advantages of Living in a Townhouse

Are you considering the charm of living in a townhouse? Whether you’re a first-timer buyer or are already on the ladder, these spacious properties offer more than just a place to lay your head at night. Beyond the ample space they provide, what is it that makes these homes truly extraordinary?

What is a townhouse?

A townhouse is a style of multi-storey home that you can find in towns and cities, from the heart to the outskirts. Growing in popularity with a range of homeowners, including young professionals and growing families, the layout is what makes these properties truly shine. Between space, location and overall experience, if we had to choose only a few reasons why we think townhouses make excellent homes, these are the five main benefits that make the top of our list.

Five benefits of living in a townhouse

Wondering how multiple floors can transform your living experience? It depends who you ask. For interior design enthusiasts, it might be that there’s plenty of opportunity to style their home just the way they like it. For families, it could be getting that extra bit of space for their new teenager to carve out their own area. For young professionals or couples, it might be the freedom to make their own little slice of heaven. And be in a prime location for all their favourite amenities, pubs and eateries.

Plenty of space

This may feel obvious, but townhouses offer generous living space across all floors with plenty of opportunity to spread yourselves out and without having to cram everything into its usual places. Whatever each member of the household fancies doing, you don’t have to be in each other’s pockets. Need to concentrate on a big deadline? A quiet spot will be easy to find. The kids want to have friends over to play games? You can slip off to a different floor to read or watch a show. However you most enjoy spending your free time, you have the freedom and flexibility to do so.

Affordability

Considering the space that comes with these homes, you might not think that they’d run for the price they do. But, in many cases, because they stretch taller without increasing their footprint on the land, this makes them an excellent choice for people who want to be close to a city without going over budget or having to lose out on space.

Sustainable option

With Durkan’s new build properties, you don’t have to worry about any second-hand maintenance or hidden issues like you would with second-hand homes. They’re ready to live in from the moment you step inside, finished to a high standard using sustainable materials and methods, and designed to reduce energy waste. You could save thousands of pounds per year, meaning any money you want to spend on your new home can be on the things you want, rather than the things you need.

What other reasons are there to choose a new build? Read up on the positives and more helpful information in ‘Is now a good time to buy a house’.

Adaptable

From well considered layouts to flexible interior spaces, you have much better control and more ability to adjust the space just to your liking. Whether you’re looking to design your dream home office, make a new creative escape, create your own little corner of calm in the house, or expand as your family does. You also have far more freedom in deciding which room should go where, with appropriate spaces spread out over three floors, you can decide which rooms to hail as the living room, dining room, and bedrooms without having to cram everything in.

Parliament Square in Hertford

Close to exciting towns

One of the biggest draws for townhouses, especially those built by Durkan, is their location to some of the country’s best towns to live in. With easy access to everything urban living has to offer, usually right in the heart of all the action, there’s always something to do and something to see. That’s why we focus not just on building homes, but communities too in some of the UK’s most beautiful areas.

Ever been to Hertford Castle or taken a dive into the city’s fascinating history at the Hertford Museum? How about a day out by the River Lea or pottering around its bustling town centre? For those of you who live in, or are thinking about moving to, our Granary & Chapel development in Hertford, there are masses of things to do solo, for couples and for the whole family. Wondering about local food? Don’t miss out on these seven places to dine at.

Durkan Homes’ townhouses

Half the fun of moving to a new place is both getting acquainted with your home and discovering your favourite spots in the local area. From new favourite eateries and coffee spots, to the activities and green spaces your kids, as well as visiting friends and family, will love.

Top 10 Tips for Moving House

Moving house can be an exciting and nerve-wracking time in equal measure, as well as the perfect opportunity to sort through clutter and start fresh by redesigning your living space. Whether you’re buying a home with more room, moving to a new area altogether, or looking to downsize, making your move as smooth as possible is as easy as planning and keeping organised. To get you started, here are some of our tips for moving house.

10 tips for moving house

Durkan new build - declutter your home

1. Declutter your home

Although it may feel easier to pack everything up in boxes and cart them to your new place, moving is the perfect chance (and excuse) to get rid of items that no longer serve you. Rather than holding on to something that sat in a cupboard for years or is in dire need of replacing, consider whether you’ve needed it in the last six months to a year. If the answer is “No”, you can decide then whether it needs to be chucked, donated or recycled.

We’ve got more excellent tips on decluttering your home in our ‘Downsizing and decluttering your house’ blog here.

2. Making a moving checklist

You may or may not be a list person, but making a moving checklist is an invaluable practice that ensures you won’t forget anything, keeps you on track and gives you extra peace of mind in an otherwise hectic process. If it feels daunting, start by categorising your tasks by room or by time frame. That way you can break it down into more manageable chunks and leave the tears to moving day.

3. Start packing early

It’s easier said than done, but getting a head start on packing will help you keep control of what needs to be done and when. The last thing you want to do is end up rushing at the nth hour to get everything in boxes and out the door. By starting early, you can tackle tasks gradually and keep organised from start to finish – something that you’ll thank your past self for once you come to unbox everything on the other end.

4. Structure your boxes

In addition to packing early, structuring your boxes may seem like tedious work but it’ll be worth it in the long run. Whether it’s a tin opener or the TV remote, knowing where everything is when your new place is full of boxes to unpack is going to create far fewer headaches. Plus, once you’ve unpacked the moving van, designated boxes can be put straight into their intended rooms, rather than being piled up in the main area. Just remember these two things:

Protect precious items

There’s no guarantee the journey to your new place is going to be without its lumps and bumps, so be sure to properly protect fragile and precious items.

Label your boxes

This sounds like common sense, but unless you enjoy the chaos of guessing what’s in each box, a good black marker will do wonders for keeping control of your packing.

furniture

5. Disassemble your furniture

Not all pieces will need to be taken apart (in some cases it may be less hassle to keep things whole), but for larger or awkward items, it’ll be more efficient – and in some cases safer, too. Some moving companies can do this for you, as well as reassembling it on the other end, so shop around to find the movers that suit your needs.

6. Consider self storage options

Hiring a self storage unit can really take the pressure off your move, whatever stage of the process you’re at. In the weeks, or even months, leading up to moving day, you’ll have an extra space to store packed boxes and bulkier items, giving you ample opportunity to tackle things bit by bit. On the other end, renting a storage unit means your shiny new home doesn’t have to be a mess from the get-go.

7. Arrange a removal company

Pizza, beer and a good time may be tempting enough to rally friends and family to help you move, but for some homeowners hiring a removal company is the right path to take. Some may see it as an unnecessary expense, but professional moving companies offer cost-effective and time-saving solutions to the process. From helping lift heavy furniture and taking excellent care of fragile items, to packing the van like a Tetris champion and reducing the overall stress of your move, it’s definitely worth doing a bit of research.

8. Take it slowly

You may have memories of chaotic student rental move in/move out days, but when it comes to packing up your home for pastures new the best thing you can do is take your time. A narrow window of last-minute packing opens up more chances for lost items, chaotic packing and unnecessary stress. By allowing yourself the time to prepare, you’re guaranteed to have a better move – even if not everything goes to plan.

kitchen

9. Organise utilities

Another point advocating for early preparation and leaving plenty of time to get organised: the last thing you want when moving homes is an over-complicated cancellation process or a surprise bill. Let your gas and electric suppliers know that you’re moving with time to spare, especially if you want to transfer the service over to your new place or have any queries. And be absolutely certain that you read your metres on the day you move out to avoid getting overcharged. You don’t want to get caught out paying for the new homeowner’s utilities (which is easily done).

10. Update your address

Another exciting step is to inform all the necessary parties of your new address. From service providers and banks, to work and your family, make a list of people and companies you need to update and work through them. It may seem a little tedious, but it’s your final flourish where you get to say: “I’m in; this is home now”, which makes every step preceding it totally worth it.

Durkan Homes and Picture Living join forces

London and Home Counties housebuilder, Durkan Homes, and Thriving Investments’ (formally PfP Capital) Private Rented Sector operator, Picture Living, have signed an agreement to bring 28 private rental homes to market in St Neots, Cambridgeshire.

The mixture of three- and four-bedroom homes will be available to rent on the open market, the first of which are live and available now, and will be professionally managed via Picture Living’s property managers, Touchstone.

The houses form part of Wintringham, a new community by master developer Urban&Civic, which has wellbeing at its heart and provides a mix of tenures accommodating differing customer requirements and needs. Renters will start to move in this month, further adding to the established Wintringham community.

Bill Beyzade, Managing Director at Durkan Homes commented: “Local communities are very much at the heart of our developments. Home means something different to everyone and wherever possible we want to help unlock a varied tenure of housing for local people. We’re delighted to have been able to work in partnership with Picture Living and Urban&Civic to increase access to high quality, energy efficient new build homes for the rental market that are professionally let and managed.

This is a thriving and well-connected community, surrounded by green space but within easy reach of Cambridge and London. It really does offer something for everyone.”

James Nicholls, Investment Manager at Thriving Investments said: “On behalf of Picture Living, we are thrilled to announce our first-time partnership with Durkan and our participation in their debut transaction in the Single Family Housing space. Durkan Homes consistently delivers a product of exceptional quality to the sales market, and we are excited to extend this same calibre of homes to the rental market.

Wintringham stands as a thriving community, enriched by thoughtfully designed and landscaped areas, providing essential services and amenities, including a state-of-the-art school – our customers will immediately feel right at home.”

The Durkan homes occupy an excellent position at the gateway to Wintringham, which boasts two primary schools, a nursery, health centre and an abundance of formal and informal open space, recreation facilities, play areas and wildlife. Situated just a ten minute walk from St Neots station, residents are easily connected to central London, and the surrounding road network provides convenient connectivity to Cambridge, Milton Keynes and Oxford.

What do I need to know?

Deposit Unlock can get first-time buyers onto the property ladder and home movers into their forever home.

  • You only need a 5% deposit and a normal 95% mortgage.
  • Available to both first-time buyers and home movers, and open to all ages
  • You benefit from an insurance-backed guarantee, allowing you to access competitive mortgages rates.
  • Available on new-build properties up to the price of £833,250* with no regional price cap restrictions.
  • You own 100% of the property.

How does Deposit Unlock work?

Under this new scheme, you will only need a 5% deposit to secure the property, leaving you with a 95% mortgage. For example, if you were buying a home for £300,000, you would only need a deposit of £15,000.

You would still own 100% of the property, and the scheme is available on new build properties up to £833,250.

Who runs the scheme?

Deposit Unlock has been devised by the housebuilding industry in collaboration with mortgage lenders to make buying your first home, or your next home, more affordable.

Is Now a Good Time to Buy a House?

Moving home is an exciting time in every home buyer’s life and overthinking comes with the territory. There are lots of moving parts and so much information available, from mortgage experts to financial advisors across the board. In a way, it’s overwhelming to try to wrap your head around what the right move is, especially when a lifetime of savings are on the line for many of us.

Firstly, it’s okay to feel anxious about dipping your toes in. With property prices falling and interest rates rising, we’re not surprised by the uncertainty of buyers. On one side, the question is whether to wait and see what the market will do. On the other, it’s whether to strike while the iron is hot and jump into the property market while you can.

Whatever side you’re leaning, we’re here to help you make the decision.

Should I buy now?

Following a rapid boom of property prices during the pandemic, a slowing market, higher interest rates and the overarching terror that is the cost of living crisis pushed house prices into a steady decline. Although, statistics from September 2023 note that things may be levelling out, with an average price of a UK property standing at £366,281 – a 0.4% increase on August 2023. We’re also slowly taking positive steps towards improved buyer affordability as average five-year fixed rate mortgages decreased from 6.11% to 5.12%, as well as a number of sellers reducing their asking prices of their properties to attract buyers.

However, a simple answer to this question is this: it depends on your situation. If you’re in the fortunate position to afford the mortgage repayments without stretching yourself thinly, there’s little reason not to bite the bullet and go for it. You just need to properly consider what type of mortgage you’re looking for and the size of your deposit. Though there are lenders out there who will agree on your desired mortgage for a 5% deposit, you should be completely aware of the total repayments. Remember, a larger deposit will give you better interest rates overall.

Likewise, there’s the question around whether to go for fixed-rate or variable deals and how long for, and the pros and cons that go alongside it. For example, a five-year fixed-rate mortgage usually offers better interest rates than a two-year fixed-rate, but a con of this is that if the market changes and interest rates drop, yours will remain the same as it was the moment you signed on the dotted line. On the other hand, a pro is that you’ll know exactly how much you’ll pay each month until renewal, which gives us more clarity longer term.

For those saving, particularly first-time buyers, the situation can feel a little more frustrating – especially if you’re also renting at the same time. However, there are many house builders like Durkan who are there to help you with your deposit and other financial necessities. New build homes in St Neots

Why buy a new build house?

On top of a dozen other questions you may have, choosing between a pre-loved and new build home can also be top of the list. However, there are a few things to consider that nudge the dial in a new build’s favour.

New build developers can help you get off to a great start, with more incentives than a second-hand property seller. It depends on the builder, but these can be anything from having appliances and flooring included, to paying your stamp duty and helping with agency fees.

The older the house, the more considerations there are, from general upkeep to potential reconstruction – and let’s not even discuss the complexities and limitations of Grade-listed homes. Over the years, there’s been lots of change in how houses are built, their requirements, and materials used. For example, if looking at a property from the mid-20th century you might need to check for things like wall tie corrosion (depending on the type of construction), traces of asbestos, and rewiring to meet modern safety standards. And with an average EPC ranking of ‘D’ across the UK, a lot of older houses need to be made more energy efficient by their current/future owners.

With new builds you don’t have to worry about any of that. Boasting statistically better odds, 85% of new builds rank A or B for energy performance and a potential saving of £1,600-£2,200 per year on energy bills. That’s not a small saving by any means.

Buying new also means you’re unlikely to have to put any major cash into play from the moment you move in, outside of what you put into decorating it just the way you like it. In fact, some house builders offer things like flooring, wall decoration and appliances as part of the package.

Between sustainable building materials and practices, better energy efficiency, and its chain-free status causing less of a headache, there are plenty of reasons to fall in love with new builds.

What to consider when buying a house

Buying a house can be overwhelming to think of. Where do you want to look? What area is right? What are your must-haves? What size suits your needs? What’s your ideal and max price you can push to with the current interest rates? As many questions arise from thinking about this big decision, it’s good to remember that everything can be broken down into bite-sized bits.

Location

As important as the actual house itself, the location is a key consideration in making your change. Whether you’re moving for work, for the next step in a relationship or because your family is expanding, you need to know that everything desired is within reach. Of course there are the ‘nice-to-haves’ on your list, like a good choice of eateries, entertainment and other amenities within easy reach. But you should also consider a few core aspects before starting your viewings. Durkan Homes currently have new build homes in:

Hatfield Train Station

Accessibility & safety

How easy is it for you to get around? Whether you’re single, living with a partner or raising a family, living somewhere with excellent and reliable public transport makes your life easier. Whatever age you are, whatever your circumstances, you should never be restricted when on the go.

As well as this, the last thing you’ll want to worry about is feeling unsafe where you live. Your home should give you confidence and comfort, so it’s always a good idea to do a little due diligence on any potential areas.

Cost of living

Current crisis aside, you should have an eye on your finances and know what the average cost of living will be in your desired area. Outside of the house price, what will it cost to live and enjoy your new life? What does an average weekly shop look like? How much is public transport or parking? You need to be practical about your budget to avoid any nasty surprises.

Interest rates

One thing you’ll need to have a grasp on when shopping for your new home is the current interest rate. With inflation at the mercy of the banks, having a finger on the pulse is always a good idea, even if you’re not ready to take the plunge just yet. And knowing how much you can borrow helps narrow your window just in case the perfect place does happen to come up.

For mortgages, there are two main types of interest rates: fixed rate and variable rate. Which one you go for depends entirely on your position, and both have their pros and cons. A fixed rate is excellent when the interest rates are low as these will be set in stone and unmoving until your agreed term is up. Variable rates are more flexible, your repayments positioned to change at any moment, but you’re in control of when you want to leave a property.

It can be tricky to navigate, especially at the moment where it feels like things change by the week, but knowing how current interest rates are likely to affect your initial cost and the repayments gives you the power to make the best decision for you and your family.

For having experts on hand to help you from beginning to end, Durkan’s Assisted Move is invaluable for homeowners looking for their next place.

Downsizing and Decluttering Your Home

Downsizing your home doesn’t have to be a daunting prospect – in fact, it offers up lots of positive opportunities to find the perfect home and save some money as you go.

After years of climbing the property ladder it may feel counter-intuitive, but life isn’t a straight path. As you grow, your priorities might change, giving you the chance to re-evaluate what home means to you and what you need from it.

When should you look at downsizing?

Between losing extra space and overcoming the emotional attachment to a place that will always hold fond memories and a piece of your heart, downsizing can be a difficult decision to make. But, if you’re considering whether it’s the right choice for you, here are a few key points that may help you take the leap.

Your children have moved out

For years you feel like there’s never enough space, then suddenly it can feel like there’s too much. Once your children have left the nest, having empty rooms might make your house feel bigger than it needs to be.

To save money

Downsizing to a smaller house often means you’ll be looking at a cheaper property. If you’ve already paid off your mortgage, and excluding the usual buying and moving fees, moving to a smaller place could give you a good chunk of money back. Smaller properties can also be cheaper to run and to insure.

Moving to a better location

Whether it’s a place you’ve always dreamt of living or moving closer to family and friends, settling in the right location for you is an important consideration to make. Have a think about your needs and desires, and narrow down the areas that fit them before booking your first viewings. Consider looking at one of our new builds for sale.

St Neots apartments

House or apartment?

When downsizing, you might be thinking about the number of bedrooms you need, the overall area, or the nearby amenities that are an absolute must – but have you thought about buying an apartment instead of a house? Besides being an affordable option in more populated areas (which is great for things like public transport and local amenities), they’re generally lower maintenance. And if you find the upkeep of gardens a bit tricky, if you find a place with a balcony, you’ve still got the option to create a little santuary for yourself and pot some plants for a splash of green.

Tips to declutter your home

If you’ve considered the pros and cons, your situation, found your new (downsized) dream home and set your plan in motion, you might be faced with a new challenge: sorting through your stuff. As so many of our belongings fit into the cracks and crevices of our lives, you might be surprised by how much you own and a little overwhelmed by the idea of sorting through it all. Take a breath and grab a brew – that’s why we’ve put this list of handy tips together.

Tip #1: Don’t leave it to the last minute

Albeit exciting, moving to a new place is a big change. The last thing you want to do is add a little extra stress into the mix with a looming deadline. Get ahead of yourself and start making your way through your house with time to spare – that way, you won’t end up getting rid of something you’d rather have kept.

Tip #2: Set a timer

If you’re struggling to start the process for sorting or cleaning, setting a timer may help you to break things down in a more controlled manner. Start with 10-15 minutes and get through whatever you can in that time. Take a small break, set the timer again (this can be whatever works for you, but smaller bursts are better), and then dive back in.

Tip #3: Break it down

Facing a lifetime of items and a whole house of cleaning can be overwhelming, so don’t look at it as one problem to tackle. Break everything down room-by-room so that you only have to focus on one smaller section. Start with the smallest room to give yourself a quick win and go from there as you make your way through the house.

Tip #4: Donate clothing

While you’re at it, this is a great time to go through your wardrobe, stored clothes and linen cupboard to pack up anything you don’t wear anymore. If it’s still in good condition, collect everything together and drop them off at your local clothing donation. If your clothes are a little more moth-eaten and can’t be used second-hand, recycle them appropriately.

Tip #5: Categorise your method

You might find it easier to go through each room by sorting items in four categories: throw away, recycle, give away, and sell.

Throw away – Compile everything to be bagged up and taken to your local refuse centre. Or, if you’re looking at larger items like furniture, you might think about hiring a skip.

Recycle – Check to see what your local recycle centre will take and keep that in mind while decluttering. The best thing to do is ensure any items that don’t make the cut are disposed of safely and responsibly, and donate things to the appropriate charities.

Give away – Ask around friends and family members to see if they can make use of anything you no longer have need for. You might be surprised how often the answer is ‘yes’.

Sell – Don’t be too hasty in chucking things in the other piles. You might be able to turn your cast-offs into cash by putting them up for sale on the right websites.

Tip #6: Keep focused on the task

Sorting through years of items will lead you down memory lane, and while it’s okay to stop for a bit here and there, you need to avoid staying for too long. Try to focus on the task at hand – you can always put things to the side to revisit a little later in the day.

Tip #7: Be practical

There’ll be plenty of things that hold sentimental value, but if you’re trying to cut down on clutter before a big move, you’ve got to have a more practical mindset. How has the item served you since you bought it? Will it serve you in the new house? Will you miss not having it around? If your answers are negative, you know what to do. It can feel harsh, but it’s also necessary to keep a clear head.

Tip #8: Consider the size of your new home

Before you get stuck in, it’s a great idea to think about your possessions in the new house. How much space are you actually going to be working with? Will you be able to fit all of your bigger items when moving? Where can you imagine everything fitting?

Summary

However you decide to declutter your home and whatever method works best for you, you’ll be glad to have put the effort in when it comes to moving day. It’s a chance to free up your space, take a little extra stress off the move, and possibly even earn a little bit of cash for your troubles.

Wintringham – From London to the Cambridgeshire Countryside: Gabriel’s Journey to Homeownership

Gabriel, an NHS nurse, traded renting a one-bedroom flat in Greenwich, London for home ownership in the Cambridgeshire countryside. He is now the proud owner of a two-bed apartment in Durkan Homes’ Wintringham development in St Neots, Cambridgeshire. The move has given Gabriel the rural lifestyle he has always wanted, while retaining easy access to London, just 40 minutes away.

“I’ve always had aspirations of home ownership,” explains Gabriel, “but this had never felt possible while I was living in London. Renting in the city was so expensive it became hard to save money, and apartment prices are increasing all the time. Combined with the busyness, noise and poor air quality, living in London was adding to the stress of my job as a Clinical Practise Lead at John Howards East London NHS Foundation Trust.”

After visiting a friend who had relocated from the city to St Neots in rural Cambridgeshire, Gabriel started to consider a move out of London. “I’ve always loved the countryside and could see that my friend’s quality of life had massively improved since leaving the city,” says Gabriel. “I started to seriously consider following in their footsteps, and I researched a range of properties and housebuilders.”

“Not only did St Neots offer the tight-knit community that I didn’t have living in a big city, Durkan Homes’ site at Wintringham gave me the choice of properties that just weren’t available to me in the capital. I was impressed with the quality and variety of what Durkan Homes’ was offering, and its team was able to give me a same-day appointment to view the new homes. This was the perfect start to finding a new home and I instantly fell in love with the apartments they had on offer” recalls Gabriel.

Soon after visiting the Durkan Homes team on site, Gabriel fulfilled his dream of home ownership by purchasing a two-bedroom apartment at the housebuilders’ Wintringham development in St Neots, Cambridgeshire. “I feel so lucky to have been able to move to this beautiful area, and the high-quality finish and clean design of my new home just makes it all the more perfect,” Gabriel continues. “The customer service from Durkan Homes has been brilliant from the beginning, and they even paid for a solicitor to oversee my purchase, so I didn’t have to.”

“Having two bedrooms means that the apartment itself has excellent storage space, which is a big change from the one-bedroom flat I was renting in London. And I don’t have to worry about energy bills because the home is so well insulated. In fact, I rarely put the heating on, even in winter!” says Gabriel. “This means that the property has allowed me to continue the apartment lifestyle I was used to in London, whilst also giving me access to outdoor spaces which I didn’t have in the city.”

“I was given a choice of laminate flooring and carpets, which really allowed me to make the apartment my own,” Gabriel adds. “Durkan Homes even included a washing machine free of charge, which gave me one less thing to worry about when moving.”

“But it was also the small things that made my moving experience that bit smoother. I remember struggling with my new induction hob. To help, Harriet from Durkan’s team popped over to give me a new cooking pot, and a few pointers,” laughs Gabriel. “I’ve just never had that level of service before.”

Gabriel now works at St Neots Neurological Centre, which he describes as “a job that was perfect for this point in my career”. Both Gabriel and his daughter, who visits regularly, already feel at home in the local area, which boasts a range of independent shops, cafes and eateries. Most importantly, they now have easy access to green public spaces and the countryside, something they didn’t have in London.

“Now the weather is getting warmer, having the countryside on our doorstep means that we can enjoy being outside every day,” Gabriel says. “My daughter loves how much green space there is on offer, and there are lots of family events on. But if I do ever need to return to London for anything, or friends want to visit, the city centre is just a short train ride away. We even have our own terrace so are able to enjoy the outside from the comfort of our apartment.”

As Gabriel continues to settle into his new home, he is looking forward to getting more involved locally, particularly during his weekends and with a church community in the area. He concludes: “Everyone here is so friendly, and I’m enjoying living in such a relaxed and welcoming environment. Durkan Homes have helped me find the perfect balance between the apartment-style living I was used to in the city and the access to green spaces that St Neots offers. For anyone considering the move from London to the countryside, I say do it! It was definitely the right choice for me, and my quality of life has already improved. I can’t wait to see what the future holds as I continue to build my new life in a Durkan home at St Neots.

Working in partnership on the climate and environment plan for new homes

The Hub brings together all those involved in home building to achieve the climate and environment goals for the sector in line with the Government’s legally binding net zero and wider environmental targets. The scale and speed of change is significant, and the new homes sector has set out its ambition in the delivery plan.

Members of the Hub are working together on a broad range of topics, including the Future Homes Standard, embodied and whole life carbon, zero carbon placemaking, biodiversity net gain, water efficiency, resource efficiency and air quality.

Ed Lockhart, CEO of The Future Homes Hub said:

“New homes are undergoing rapid change to be ready for the climate and environmental challenges of the 21st century. No area of the economy is moving faster in this transition than the homes we build; the new homes sector will be nature positive through biodiversity net gain in 2023 and will be zero-carbon in operation through the  Future Homes Standard in 2025.

We have a collective responsibility to deliver the sector’s climate and environmental targets while building higher quality homes at the scale needed. We can only do this if we all work together. I am therefore delighted that Durkan has joined the Future Homes Hub to be part of this positive change.”

We’re looking forward to working together with this growing community to share our solutions and expertise, accelerating progress to a net zero future.

New Build Houses Save Buyers over £180 a Month

On the path to net zero, and as part of Net Zero Week, the Home Builders Federation (HBF) recently published their July ‘Watt a Save’ report showcasing how much homeowners could be saving when they invest in a new build home. And with 50 years of experience and a number of developments across London and the South East, Durkan is the perfect partner for finding your next home.

But between energy efficiency and the reduction of emissions overall, are new build houses really more energy efficient and just how much could buyers potentially save on the whole?

HBF report summary: running costs, energy bills and savings

Overall, a huge figure here is that the home building industry reduced household carbon emissions by 500,000 tonnes in 2022 – that’s more than £400 million saved in energy costs.

Last year, the sharp rise in energy costs set off alarm bells for millions of households across the UK. Concerning for some and frightening for others, a major topic of discussion nationwide took place around different ways to save energy or make it more efficient. From the figures put forward, the efficiency of new builds, as opposed to older properties, is clear.

When looking outside the home, especially for people looking to cut down their carbon footprint further, all of Durkan’s developments offer excellent transport links for commuters, whether driving, cycling or getting the train. That’s less than a mile to the train station for Wintringham in St Neots, Hatfield East and Granary & Chapel, and a literal stone’s throw to Kennington Tube Station for Manor & Braganza.

Energy performance

The average day-to-day running of new build homes shows distinct improvement, using over 55% less energy a year. To put this into perspective, this comes from a recorded average usage of 21,040 kWh dropping down to 9,414 kWh, resulting in less energy used per m2. And this is the same finding across all property types. New build homes are also rated consistently higher in their EPCs than older builds, with 85% of new builds ranking A or B for energy performance, as opposed to the previous UK average of EPC level D.

The figures

The average new build home saves buyers £135 a month on energy bills, summing up to as much as £1,600 per year under Ofgem’s new price cap. When looking at houses, as opposed to flats or bungalows, this rises to over £180 a month and £2,200 a year. When looking at older properties, on average these could cost nearly £3,000 to run per year, while the average new build costs £1,317 – a pretty notable difference.

Green mortgages

Despite reduced bills and better EPCs, homebuyers are still being assessed for affordability against the same criteria as those buying older properties. And with projections on annual expenditure taken from national averages, rather than looking at the true costs of the purchased property, HBF has flagged a real missed opportunity for mortgage lenders to offer financial incentives for environmentally beneficial and energy-saving choices.

Are new houses more energy efficient?

With the data gathered, signs point to ‘yes’, as well as resulting in a drop in carbon emissions, with a bit of a caveat. Energy usage can only be as efficient as the person using it. By practicing good habits to limit energy waste, like switching off lights in an unused room, turning devices off instead of leaving them on standby or closing windows when using the heating, homeowners who invest in new build houses should see positive savings per month or year compared to older, less efficient housing.

Encouraging still, as homebuilders progress towards the Future Homes Standard (which should be in place by 2025), energy bills for the average new build home are estimated to be cut by as much as 70% compared to older properties.

As a house builder, Durkan remains committed to managing resources and minimising its environmental impact, as well as using sustainable practices, products and materials. Take a look at our developments today to see if one of our new houses can be your new home.

First successful applicants receive funds from Durkan Homes to support community initiatives

A food pantry group, a local primary school and a community festival are all among the first successful applicants to receive community funding from Durkan Homes, a leading regional housebuilder developing a number of sites in Hertfordshire.

Durkan’s Community Fund, which opened to applications earlier this year, has chosen the three applicants, who will all now receive funding towards their local initiatives:

  • The Hertford Pantry is a collaboration of organisations and individuals which aims to reduce food waste and support local Hertford residents with good quality free food.
  • Durkan’s funding enables the group to provide lunch bags for families over the six week summer holiday, when access to free school meals isn’t available.
  • Hoovesfest is a one day festival of music, sport food and more, designed to spread awareness of Therapeutic Hooves, a non-profit organisaton, that provides support for young people and adults with additional needs and life limiting illness.
  • Durkan’s funding is for sponsorship of the main stage at the event, to bring the festival to as many local people as possible.
  • St Philip Howard Catholic Primary School, located in Hatfield, Hertfordshire, aims to ensure all children are recognised as unique individuals with unique needs and are helped to develop their skills and talents to the best of their ability.
  • Durkan’s funding supported the school’s programme of regeneration including landscaping to the front of the school, a new turf area for the nursery, a painted road track in the playground and new bike sheds.

The programme offers financial support to eligible applicants in Hertfordshire who are delivering work or specific projects that benefit their local communities.

Bill Beyzade, Managing Director of Housebuilding at Durkan Homes, said: “We’re doing lots of work in Hertfordshire and are really proud to have selected three great applicants to receive funding as part of our community fund programme. The Hertford Pantry, Hoovesfest and St Philip Howard Catholic Primary School are each playing an important role and supporting them is one way in which we can help shape and improve local communities which goes beyond our core activity of providing new high-quality homes.

Shelly, volunteer at The Hertford Pantry said: “The Hertford Pantry are delighted to receive the community grant from Durkan Homes. This will enable us to provide much needed lunch bags to some of the most vulnerable families we support during the school summer holidays. We would like to offer our sincere thanks for this generous grant.”

Paul, Owner of Therapeutic Hooves said: “Without the amazing generosity of Durkan homes supporting our fundraising festival Hoovesfest, we wouldn’t have been able to provide the local community with an incredible main stage which helped create a focal point for our successful fundraising drive. The funds raised will help us to continue to support children, teens and adults across Hertfordshire with additional needs and life limiting illnesses.”

Mairead Waugh, Headteacher at St Philip Howard Catholic Primary School said: “We are extremely grateful to Durkan for their generosity. The additional funds mean that our nursery children will have an amazing new playground. Our older children are loving the new road track on the playground which is in constant use during our playtimes. It has made such a difference.”

The fund remains open for applications and is part of an ongoing commitment from Durkan Homes to support local charities, organisations and not-for-profit groups. In the future, Durkan is looking to expand the scheme beyond Hertfordshire.

Beyzade continues: “Through our community fund, we can help organisations access funding that will ensure local initiatives make a difference to individuals and groups within the community. From education and sports, to society and nature, we’re interested in supporting a range of good causes. So if you think we can help you, please read our information online and find out how to apply.”

Wintringham – Couple follows dream of home ownership and starting a family

Ciprian and Dana left the busy borough of Enfield, North London to follow their dream of home ownership and starting a family.

They’ve made their dream a reality with Durkan Homes at Wintringham – a world away in terms of the peace, tranquillity and community feel on offer.

“We’d been renting a terrace house in Enfield for about ten years,” explains Ciprian, a plumber by trade. “We wanted to move out of London because it was just too expensive to buy there, but also because we wanted to start a family and were looking for a different type of lifestyle.”

For Dana, who was working as a nanny in London, proximity to family was particularly important and with her twin sister less than 30 minutes away in Bedford, St Neots offered the ideal location. “We knew we wanted to start a family and I wanted to have my sister close by to help,” she explains. “It all worked out perfectly because just a week after moving in, we found out that I was pregnant.”

The couple has bought a three-bedroom detached home from Durkan Homes on the charming Wintringham development, just a short stroll from the market town of St Neots, with its rich history and abundance of independent shops and eateries. Surrounded by green space, and with a network of walkways and cycle paths weaving through the new mixed-use neighbourhood, it felt like the ideal place to put down roots as Dana explains:

“Enfield was crazy – it was all traffic and chaos. This is very different. It feels calm. We’re surrounded by nature – we can walk in parks and in the countryside, but I don’t feel like we’re missing out on anything. St Neots has got good supermarkets, coffee shops, pubs, and restaurants, and it’s so quick and easy to get into London or Cambridge. There are nurseries nearby and a lovely primary school that sits within the new neighbourhood too, so it’s the perfect place to raise a family.”

The couple benefited from one of the multiple homebuying incentives on offer at the development. “We were saving for four or five years to buy a house,” says Ciprian. “The incentive we benefited from at the time meant the deposit was a lot smaller than it normally would be and we were able to keep some of our savings back for furniture. We’re furnishing it bit by bit – Dana is very particular about what she likes!”

“This feels like a real investment for the future,” adds Dana. “We feel like we have really achieved something buying this home, and it’s given us some stability. That’s especially important now with a baby on the way.”

With a range of housebuilders offering homes in the Wintringham community, it was the Durkan Homes’ properties that really stood out for the couple. “We were looking online,” says Dana. “The Durkan Homes really stood out for us – everything from how spacious they are inside and the quality of the fixtures and fittings, to the external appearance. The colour of the bricks is unique, the homes are so much more than your average new build.”

“I love the master bedroom and fitted wardrobe, and how big and spacious the bathrooms are,” she continues. “We both love the living room – it’s so much more spacious than other new builds. The windows are big too and let plenty of light in. In the kitchen there’s space for a dining table so we can eat together as a family and have people over. I love cooking so the kitchen had to be good”.

For Ciprian, car parking and outdoor space were particularly important to him. “I’m still working in London, and the great thing is that I can drive there in less than an hour. It used to take me that long just to cross London for work, but what’s nice here is that at the end of the day I come back to peace and tranquillity. I love coming home– it’s quiet and relaxing, there’s no stress.”

Part of that stress used to relate to the daily hunt for car parking in Enfield, with Ciprian often forced to park several streets away from home. “It was a nightmare parking in London. You just don’t need that after a busy day. Here, I have a car port and two parking spaces – it’s great!”

“I always said I wanted car parking and a big garden,” he adds. “Now I’ve got both. The garden here is huge! It’ll be perfect for the baby but also for hosting friends and family and having barbeques in the summer. I’m happy!”

Both Dana and Ciprian have been impressed by the quality of their home. “We just can’t fault it,” says Dana. “Any snags were really tiny – a small scratch on the paintwork, something like that, and they were all sorted straight away. Even the soundproofing is impressive, which we didn’t expect from a new build”.

“I love listening to loud music,” laughs Ciprian. “I tested it, and noise really doesn’t travel from room to room or from inside to outside. It means I can turn the volume up, without bothering the neighbours! It’s probably a good thing with a baby on the way too.”

“The whole Durkan Homes team is great,” adds Dana. “They’re really friendly and helpful. Harriet was our day-to-day contact, she gave us her mobile number and said to call her if we needed her. There’s an online portal too which is helpful. It lets you log any queries at a time that suits you, and the response is always really prompt.”

“We’re so proud of our new home. We’ve had all our friends from London over and they love it,” says Dana. “Durkan’s homes really are amazing, they are just beautiful, and we love showing off where we live! We’re even talking about getting both our sisters to move here. The Wintringham neighbourhood has four phases so it would actually be possible. We’re encouraging everyone to come – you really do get the best of both worlds and we’re so excited for what’s ahead.”

Watch Dana and Ciprian tell their moving story.

When the history of a town goes back many hundreds of years, living through periods of prosperity and periods of war, you know taking a glance back into the past is a must.

St Neots Museum

St Neots Museum

On a bright, sunny day, there’s little better to do than taking an amble alongside the River Great Ouse. Just be sure to wear sensible shoes, use sun cream, and leave time for a drink and a bite to eat at one of the pubs on the way.

Paxton Pits Nature Reserve

If spying on local wildlife is one of your joys, take a trip to the Paxton Pits Nature Reserve. Host to nightingales, cormorants, and many other species of birds, beasts and bugs, visiting the beautiful grounds and taking in the lively array is well worth a day.

Thinking of Moving Out of London?

There’s a reason London is the UK’s capital city. Around every corner, every street, every stop on the tube, there’s a host of things to do, see and eat, but for some people, it’s time for a change. Whether it’s to find a place more within your budget, to look for more space, to raise a family, or to get away from the hustle and bustle, there are a number of factors for why moving out of London is the right (or wrong) decision.

Should I move out of London?

Like a lot of big decisions in life, the first question is: should I do it? Weighing up the pros and cons of any major decision is an important step before taking the leap, so here are a few reasons behind why moving out of London might be the right thing for you.

Improved quality of life

London is teeming with people, noise, energy, but that’s not always something you want to face in your day-to-day life. Sometimes moving away from the cluster to somewhere with less congestion (and pollution as a result) is just the ticket.

Lower cost of living

We won’t beat around the bush and say London isn’t expensive – it’s one of the most expensive places to live in the UK. So if you want your monthly budget to stretch, it’ll be worth setting your sights further afield.

Access to more green spaces

Home to some fantastic parks, London isn’t devoid of green spaces. But, if you’d like to have access to a little less grey and a little more green, it’s time to think about what type of spaces suit your lifestyle best – including a garden, if that’s your thing.

Slower pace of life

One of the best things about London is its endless flow of energy. There’s always something to do, always people to see, new things to experience, events to attend, food to try, and places to drink at. While this works for some people, for others – whether it’s pure preference or a different life stage – you’d rather start taking things slow.

What to consider before leaving London

Uprooting and moving is a big decision, so feeling nervous or uncertain is okay. As well as the pros and cons, it’s good to consider how you’ll meet your needs and sort your core necessities. Here are a few things to ask yourself.

Will I have to leave my job?

On top of a big move, the thought of taking up a new job may send you into shivers. The great thing is London is highly commutable, so pinpointing places to live that are near a train station may take that out of the equation. But, if you’re thinking of moving further afield, thinking about your job prospects and the overall commute are both important factors.

Will I be near local amenities?

This might not be a game changer for some people, but it’s a good idea to think about what you need to have close by. A local shop for milk and bread. A local GP for any issues. A local school for little ones. Think about how important these are for you to have and you’ll be able to narrow down your search.

How expensive is the area?

If one of your ‘pros’ to leaving London is the reduced cost of living, the last thing you want to do after moving is to land somewhere just as expensive. Do your research and see how much your mortgage or rent and local taxes will sum up to.

How will I make friends?

This is a worry everyone faces with any major change. Will you still be able to see your old friends as regularly? What sort of social opportunities will there be? This is why we’re big on building homes and communities. Again, take a look online, and browse some forums and local pages to see what opportunities there are, from football clubs to knitting & natters.

Where to move out of London

St Neots

Nestled in the heart of St Neots, our Wintringham development offers an array of one and two-bedroom apartments, and two, three and four-bedroom houses, all within a short walk to the town centre. Enjoy a range of cafés, bars, restaurants and everyday essentials shops a stone’s throw away. And for London commuters it’s an ideal choice, with the train station a 10-minute walk from your front door and the centre of London less than an hour away.

Hertford

Our Granary & Chapel development features one and two bedroom apartments and three and four-bedroom houses. Highly accessible to local amenities, and the vibrant town centre less than a mile away, homeowners also have a choice of two train stations within walking distance – each of which will get you into London in under an hour. Making it an excellent base for commuting to London.

Hatfield

At Hatfield East, this modern collection of one and two bedroom apartments and two, three and four-bedroom houses is only half a mile from the town centre. With plenty to do on your doorstep, including the famous Hatfield House and its beautiful gardens less than a mile away, and lots of shops, events and markets around, you’re spoilt for choice. And with the train station only a 10-minute walk, you can be in London in just over 30 minutes.

Ensuring a smooth transition

So, you’ve decided that moving out of London suits your needs, you know where you’re moving to and have figured out what will happen for work – now what? Now it’s time to plan.

Research and planning are your two best friends in the next stage, from figuring out your timeline to researching reputable moving services, figuring out the details is no less important than the main decision. And don’t forget to contact the relevant parties, like your internet, water and gas providers, your TV license provider, your bank, schools, dentists, doctors, and anything else that may slip through the cracks.

Adjusting to your new location

Although exciting, moving can be a scary, unnerving time for everyone. You may be overwhelmed by the unfamiliarity of the area or worried about settling into the community, but the best thing you can do is to jump right in.

Make it an adventure. Find your go-to weekend walks as you explore your local area. Challenge yourself to try different places and discover your new favourite café or breakfast place. Research local groups or community events and take part in the things that engage and excite you.

Most of all, give yourself the time and space you need to feel at home.

Conclusion

Whether you’ve been thinking about it for a while or it’s only just crossed your mind, choosing whether to move out of London is a tough decision. Even if you don’t know where you’d like to live yet, start by listing down the pros and cons of moving out of London. Then, think about what you need to consider for your desired local area and what amenities you absolutely need within reach. After that, the fun part begins.

Schoolchildren help bring new homes to life through art

Following a creative competition, pupils from Onslow St Audrey’s School have unveiled new artwork at Durkan Homes’ neighbouring Hatfield East development.

Students of all ages from the school and sixth form, situated in Hatfield, Hertfordshire, took part in an art competition organised by the developer in partnership with school staff. Durkan Homes gave pupils the opportunity to create imaginative artwork for its new show home at Hatfield East.

The shortlist of winners, including Luca, Lily, Gabriel and Ella, aged 12 to 17, now all have their work on display to visitors viewing the new development.

The overall winner, Luca, created a digital drawing centered around an astronaut. Prizes included Amazon vouchers and art packs, in addition to having artwork on display influencing the interior look of Durkan’s new show home.

Bill Beyzade, Managing Director at Durkan Homes, said: “We always work hard to connect with the communities we create new homes in. It’s been good fun to organise this competition with Onslow St Audrey’s School while we build our Hatfield East site.

“The artwork created has been brilliant and it’s been good to see the pupils really get involved and show their creativity. We’re looking forward to hearing what visitors think about the pieces on display.”

Dan Ledster, Onslow St Audrey’s school, commented: “It’s great that our school was invited to be part of this exciting art project with the team at Durkan.

“Our pupils have been able to show their creative and innovative approach to design, which we are proud to embed as part of our curriculum. It’s great to see the artwork on display in the homes and for our pupils to be part of the development as it takes shape.”

10 Things to do in Hertford

Tucked into the county of Hertfordshire, England, Hertford is a historic market town with a population of around 30,000 people. Approximately 20 miles north of London and known for its rich history, thriving cultural scene, and plethora of green spaces, Hertford is a charming and vibrant town with plenty to see and do. And as a town with something for everyone, we’ve compiled a list of the best things to do in Hertford.

What’s there to do in Hertford?

Hertford Castle

1. Visit Hertford Castle

Originally dating back to Norman times, Hertford Castle as you’ll see it today is all that remains of the settlement. The Gatehouse is a Grade I listed building seated on centuries of history, from Norman invasion and civil war to various sieges and the eventual presence of royalty – including Queen Elizabeth I during much of her childhood.
Even if you’re not interested in its fascinating history, its meticulously cared for gardens provide a welcome breath of fresh air for nature-lovers.

And don’t forget about its many fantastic events held in the grounds. From car shows and food festivals, to open-air theatre screenings and heritage celebrations, it’s worth a visit any time of year.

2. Explore Hartham Common

With over 1,000 years of recorded history and only a five-minute walk from the town centre, Hartham Common has plenty to do for all ages. Whether it’s taking advantage of the park’s walking trails and spying its many seasonal wonders and wildlife-rich meadows, letting your kids blow off some steam at its play parks, or riding bikes across the stretching green space.

If you’re up for something a bit more energetic, stop into the leisure centre for their indoor and outdoor facilities. From taking a swim and hitting the gym, to playing basketball, tennis and more, there’s loads to discover. Or, for a place to set up and watch the world go by, there are plenty of picnic areas, too. A day here is never disappointing.

3. Discover the Hertford Museum

Hertford Museum is definitely one for the curious. Caring for over 100,000 objects across geology, fine art, natural history, archaeology, and more, get up close and personal with the past. The museum holds items dating as far back as 40,000 BC, including the only corn drying oven in the UK – weighing in at 20 tonnes from the 4th century.

And it’s never short of exciting exhibitions, such as its ‘Early Days’ collection showcasing how things were collected in the 19th century to share different cultures with the people of Hertford.

4. Catch a performance at the Hertford Theatre

When it comes to visiting the theatre, you can’t beat going local. Though currently closed to the public, Hertford Theatre is undergoing its Growth and Legacy Project. This project aims to put the theatre at the heart of the community, offering more space for activities and events. Overall, the project works towards the future of the arts, helping the theatre become self-sustaining, develop closer links to its community, and provide accessibility for all.

5. Explore the River Lea

Running 58 miles across the county, the River Lea has been an essential part of everyday life throughout its industrial history. From powering watermills and acting as a valuable trading route to marking boundaries and playing a key part in King Alfred’s victory over the Vikings at Hertford. Though today it exists as a place of reflection and engagement, the River Lea is a fantastic and beautiful place for a number of different activities.

For walkers, amble along the Hertford to Ware River and canal walk for some especially gorgeous sights. For cyclists (whether you have your own bike or hire from Highways Cycles) choose from the north or south route to enjoy a day of exploration. Or take to the water with a range of available hires, from canoes and small electric boats to canal and narrow boats.

10. Play a round of golf at the Hertfordshire Golf and Country Club

Opened in 1995, the 18-hole course at Hertfordshire Golf and Country Club was designed by renowned course designer Jack Nicklaus II. Available to both members and non-members, it’s the perfect place for golf lovers to bring their best swing. Starting off gentler before ramping up in difficulty, the course is both beautiful to look at – with its towering trees, stunning lakes and soft grass – and a challenge to play. Planning permission granted for 160 new homes at North West Cambridge Development

The Joint Development Control Committee, comprising members from Cambridge City Council and South Cambridge District Council, yesterday (Wednesday 5 April) granted planning permission for 160 new high-quality homes at Eddington, the University of Cambridge’s North West Cambridge Development.

Leading independent south east and London housebuilder Durkan Homes has joined forces with Latimer, the development arm of Clarion Housing Group, to deliver the new homes.

The joint venture between Durkan Homes and Latimer will develop part of the University’s North West Cambridge site and deliver studio, one, two and three-bedroom apartments, and three and four-bedroom homes. The development will also incorporate communal landscaped courtyards and private gardens.

The combined strength and expertise of Durkan Homes and Latimer will ensure that it is brought forward with the highest possible quality. Work is expected to start on site in early Summer 2024.

Bill Beyzade, Managing Director at Durkan Homes, said: “The decision to grant permission is great news. We are delighted to have secured an agreement with Latimer to deliver the Eddington project, and we’re looking forward to starting work on site this year. We always strive to build homes of the highest quality and sustainability, and this is an approach we know Latimer shares entirely.

“We’re proud to be a partner of choice for organisations in both the public and private sectors, and are thrilled to once again be working with Latimer. The expertise they will bring to this site, in collaboration with our own, will ensure we create a development that people will love to call home.”

Richard Cook, Group Development Director at Clarion Housing Group, said: “We are delighted to be working with Durkan and the University of Cambridge to develop the next phase of the award-winning Eddington development in north west Cambridge. Sustainability is at the heart of these plans and we share Durkan’s vision of delivering housing that is fit for the future and to the benefit of the local community.”

Matthew Johnson, Interim Head of Development for North West Cambridge at the University of Cambridge, added: “Eddington is a vibrant, multi-cultural urban community which is recognised as an exemplar of sustainability as a result of the University’s vision for the development. We welcome the decision to grant planning consent for this application and look forward to continuing to work with Durkan and Latimer on the delivery of these additional much-needed homes and welcoming residents to our growing community.”

The wider North West Cambridge Development will include around 3,000 new homes, academic spaces and community facilities – in addition to new parklands and green space as an open neighbourhood in the city.

Sustainable building will form a crucial part of the design principles developed by Durkan Homes and Latimer, with the inclusion of a connection to the existing heat and hot water system through the provision of a district heating network. All the homes will be designed to adhere to the Code for Sustainable Homes Level 5 or comparable national measure of sustainability for building design.

The development has also been planned to enhance the existing landscape on the site, with the aim of carefully integrating it into the wider North West Cambridge Development and the existing community.

Durkan appoints new Group Land Director

Durkan, one of London and the South East’s leading independent housebuilding and construction companies, has appointed Stephen Trenwith as Group Land Director.

Stephen will oversee Durkan’s team of land and design experts, with a focus on growing the company’s emerging and successful housebuilding division – Durkan Homes. He will also play a key role in Durkan’s construction work with partners across the South East.

Stephen has 30 years’ experience in the construction and housebuilding sectors, previously working for the likes of Persimmon Homes and Berkeley Group during his career.

Prior to joining Durkan, Stephen was the Regional Development Director for Sovereign Housing Association, where he was central to adding depth to the association’s pipeline of new homes.

Commenting on his new role, Stephen said: “I was attracted to Durkan by the quality of the homes it builds, the team’s pride in its work and the enthusiasm about the company’s ambitions.

“My focus will be on growing Durkan Homes. With several developments completed or under construction, the team has built real momentum. We’ll continue to build high-quality new communities people will want to call home.”

Ronan Murphy, CEO at Durkan, added: “Stephen is a great addition to our team and his experience will be invaluable. His role will be key to creating a long-term project pipeline for Durkan Homes – which is a central part of our growth strategy.”

Doors open to our Granary and Chapel development in Hertford

In February, we opened the doors to our new show home, giving people the opportunity to discover what a Durkan home in the centre of Hertford can offer.

Across our opening weekend, visitors explored a new 4-bed home which shows off the site’s unique design, high-quality build and contemporary kitchens and bathrooms.

Our show home is now open Thursday – Monday, and anyone interested in a new home is very welcome to visit. We’d love to see you.

To find out more about our development, and everything the wonderful, well-connected town of Hertford has to offer, visit: Granary & Chapel – our collection of new houses for sale in Hertford.

Granary & Chapel combines contemporary style with unique architecture to embrace the town’s industrial history. The homes themselves, built on the site of Hertford Town Granary and Chapel Mill, strike the perfect balance between modern and traditional styles.

The properties that line Tamworth Road have been given Victorian-style exteriors to reflect neighbouring homes. The homes within the site are designed in a more striking, contemporary style. This creates the perfect environment for both couples and families alike.

With apartments starting at £317,500 and houses from £755,000, early buyers can now pick their home as well as having a choice of kitchen fittings, bathroom tiles and flooring.

Wasteland to Wonderland

Local contractors join forces to create new forest school for Bengeo pupils

Durkan Homes has teamed up with a group of twelve contractors working at its Bengeo housing development, The Stiles,  to transform an overgrown area, at the back of Bengeo Primary School’s playing fields, into a forest school and place for outdoor learning.

The contractors have neatly landscaped the once overgrown land to create new pathways and flower beds and a large fire pit area where the children will be able to enjoy outdoor stories and performances.

The work, which has been funded and completed by Durkan Homes and its contractors, free of charge to the school, has also involved the installation of a new timber cabin, providing an extra classroom for all forest school activities.

Bill Beyzade, Managing Director at Durkan Homes commented, “This has been a real labour of love for all involved and the entire team has worked tirelessly to transform the area. We’re delighted with the results and are looking forward to seeing the reaction of the children when they return in September for the new school term.

“Community is very much at the heart of what we do. We’re not just building homes, we’re creating communities for the future and that means investing in the education and learning of young people in the areas in which we work. Post-pandemic we’re all much more aware of the benefits that time outdoors and proximity to nature can deliver for both physical and mental well-being. It’s been a real pleasure for all involved to donate our time and create a space that we hope will last for generations to come.”

Justine Page, Headteacher at Bengeo Primary School, said, “Outdoor learning has an important part to play in our approach and reinforces our desire to provide children with learning opportunities that support their physical and mental wellbeing.

“A forest school is an outdoor environment providing opportunities for a child-centred learning process that focuses on investigation, exploration and supported risk-taking. It will make a huge difference to our pupils to have a dedicated forest school area, and because we plan to use our forest school whatever the weather, the new cabin will provide valuable under-cover space as we head into autumn and winter.

“We’re sure our pupils will love the opportunity for more outdoor exploration and really benefit from all a forest school has to offer. We’re grateful to Durkan Homes and all its contractors for the time and effort they’ve contributed to this project.”

To buy, or not to buy? Our guide to why new build homes can save you money, now and in the long-term.

Despite the cost-of-living crisis, the UK’s love affair with home ownership rumbles on. For those who have set their heart on becoming a homeowner, new builds offer a high quality and affordable option, both in terms of initial outlay and running costs. Here are some top tips and insights from the Durkan Homes team.

We’re in the midst of a cost-of-living crisis. Is now still a good time to buy a home?

Recent headlines have left some people wondering whether they should put their home purchase on ice. For savvy buyers however, now is still a great time to get a foot on the housing ladder or make a move. Market fluctuations and pressures are inevitable and tend to be cyclical, but they don’t change the fact that we all need a home and a place to call our own. There are a few things to consider here. Firstly, home ownership often works out better financially than renting. According to the HomeLet Rental Index, the average monthly rent in the South-East of England is £1,205. By contrast, according to Santander, the average monthly mortgage repayment in the South-East is £935 so, even with rising interest rates, buying tends to be a better financial option than renting. There are also wider advantages too, in terms of investing your money in something you’ll ultimately own and having the flexibility to redecorate, put down roots and really make the place your own.

It can be hard to save right now. What if you’re struggling to raise a deposit?

Money is definitely tight for a lot of people and managing to save a big deposit can be really tricky. That’s where government schemes such as the Help to Buy: Equity Loan can offer real benefits. You can apply for the loan regardless of your income and then use it to top up whatever you can borrow from a mortgage lender. The deposit can be as low as 5%, and you don’t have to pay interest on the loan for the first five years. It’s a great scheme to help make home ownership more affordable, but there isn’t long left to apply. Applications close on 31st October 2022, and your housebuilder must have finished building your home and have a new home warranty in place by 31 December 2022. So, if you think it could make a difference for you, then now is the time to act! At Durkan, we offer Help to Buy at our Wintringham development for new builds in St Neots, Cambridgeshire which is a beautiful, community-focused collection of one and two bedroom apartments and two, three and four bedroom homes.

What about moving costs?

Moving costs are definitely something to consider if you are buying a home, but again, the great thing about new builds is that there are often incentives on offer from housebuilders like us that recognise every little bit helps. Right now, for example, we’re offering incentives on our home of the month at our Wintringham development.

Once I’ve moved in, will I be able to afford my energy bills?

Buying a new build is actually a great way to save on energy bills at a time when they’re at record highs. New build homes have to meet increasingly stringent Building Regulations which means that they’re a lot more energy efficient than older properties. According to the HomeOwners Alliance, data from Energy Performance Certificates shows over 80% of new homes have the highest A or B ratings, compared to just 2.2% of existing properties. It’s also worth noting that properties with high Energy Performance ratings can be eligible for green mortgages, which effectively reward you for saving energy in your home. Major lenders such as Barclays, NatWest and Nationwide are already on board, and some are giving cashback or lower interest rates for homes that meet a minimum level of energy efficiency.

What if something goes wrong, that I’ve not factored into my budget?

When budgets are stretched, unexpected costs can cause a real issue. Appliances breaking can be a costly and expensive business if you’re in an older property, but appliances in new homes – such as ovens – are brand new, less likely to break and are ultimately covered by manufacturer guarantees. This helps to give peace of mind and means that in the unlikely event that something goes wrong, for the most part, it’s covered.

Should I take the plunge?

Everyone’s situation is different but, ultimately, we all need a home that we can enjoy. If you’re spending money on rental costs, or living in an old and inefficient property, the chances are that buying a new build is a good long-term option for you. As far as the best quality housebuilders are concerned, boxy floorplans and décor that lacks character are things of the past. Layout and amenities of new developments also tend to be carefully considered nowadays, providing a real community feel. All in all, new build developments are not only a good financial option, they’re also a brilliant canvas into which you can inject your own personality and style, without compromise.

St Neots mayor kicks-off new home construction with kids’ treasure hunt challenge

The next phase of work to build new family homes is underway at Wintringham in St Neots, with Durkan, one of London and the South-East’s leading independent development and construction companies, starting construction at the site and inviting local children to spend the morning as VIPs on site.

To mark the milestone, Durkan organised an exciting treasure hunt challenge with St Neots town Mayor Stephen Ferguson.  Partnering with Round House Pre-school and in keeping with the breaking ground theme, the challenge saw local children digging for buried toys at a specially created area at Durkan’s site.  The children were also treated to a fun display by Durkan’s groundworkers, demonstrating how they’re able to help transform sites with diggers and machinery.

Bill Beyzade, Managing Director of Housebuilding at Durkan, said: “We’re always keen to mark our key milestones with fun events.  Starting our first development in St Neots is a real achievement and it was great to get the children involved to celebrate it with us.”

“We’re so pleased the treasure hunt was a success and that the children enjoyed it.  We’d like to thank Mayor Ferguson and the Round House Pre-school team for helping us put together a really fun morning.  Hopefully we’ve inspired some of the children to eventually follow a career in construction!

Durkan is developing 293 new homes at Wintringham, a site that’s seeing the strategic expansion of St Neots by master developer Urban&Civic. Durkan is creating two, three and four-bedroom family homes, and one and two-bedroom apartments. The new homes will be within easy walking distance of the primary school and planned District Centre, tree lined streets and a landscaped central square for residents to meet and enjoy some quiet time in a tranquil setting.

Bill added: “At Durkan we have a reputation for excellent quality and our homes in St Neots will be no different.  We’ve carefully developed the designs for our homes so they’re in keeping with the strict design codes for Wintringham.  That means our homes will integrate well and help create a new thriving community whilst reflecting and enhancing the local environment as well.  We are fortunate to be adjacent to the newly constructed school and within a short distance to the train station, surrounding countryside and all the amenities a thriving town like St Neots offers.”

Rebecca Britton  at Urban&Civic, said: “Durkan starting onsite marks a significant milestone in the development of Wintringham.  Importantly, its well-designed homes will complete not only the frontage to Wintringham coming forward along Cambridge Road, but also be an important neighbour – along with the fantastic school building – to the main community space in the District Centre which we will be bringing forward in the next two years.  We look forward to working with Durkan and seeing more people make their home at Wintringham.”

Awarding High Standards

Everything about our development in Bengeo, The Stiles, screams quality – from the charming new homes to their beautifully landscaped setting so it’s no surprise that the development has now also been recognised for its high standards of construction and site management.

The Bricks Site Recognition Awards are run by the LABC (Local Authority Building Control) Warranty scheme and recognise excellent standards of workmanship and overall management of the site, including health and safety matters and general tidiness.

Sites are scored by LABC Warranty risk management surveyors during their inspection visits, which take place regularly through construction. Those sites that score consistently highly for general co-operation with inspectors, health and safety, site tidiness, standards of site management and standards of workmanship are nominated for a Site Recognition Award.

We’re now in with a chance to win The Bricks annual award trophy, one of the construction industry’s most prestigious awards given to outstanding sites from England and Wales. Watch this space!

Durkan to deliver up to 170 homes on strategic North West Cambridge Development

Leading Home Counties and London housebuilder Durkan has announced an agreement with the University of Cambridge to deliver up to 170 homes at its North West Cambridge Development. This is Durkan’s seventh key acquisition in the last 18 months of the targeted expansion of the Homes division in the Northern Homes Counties.

The deal will facilitate the delivery of one and two-bedroom apartments and three and four-bedroom homes on a key parcel of the Eddington site.  The development will also incorporate communal landscaped courtyards and private gardens.

The wider North West Cambridge Development, a community created by the University of Cambridge, will ultimately include around 3,000 new homes, academic space and community facilities – in addition to over 50 hectares of green space.

Sustainable building will form a crucial part of the design principles developed by Durkan for Eddington, with the inclusion of a connection to the existing heat and power system through the provision of a district heating network, powered by a state-of-the-art energy centre.  All the homes will be designed to adhere to the Code for Sustainable Homes Level 5.

The development has also been planned to enhance the existing landscape on the site, with the aim of carefully integrating it into the wider North West Cambridge Development and the existing community.

Bill Beyzade, Managing Director of Housebuilding, Durkan said: “We’re delighted to have made this agreement to contribute to a vital part of North West Cambridge’s housing provision.

“The parcel of land will be carefully designed to complement the existing area, and will be built through careful collaboration with the University of Cambridge, local stakeholders and Eddington residents.”

An application is expected to be submitted in October 2021 in the hope of a start on site by summer 2023.

Durkan secures planning consent for new homes in St Neots

Durkan has secured planning consent for a development of 293 new homes in St Neots, Cambridgeshire. The site forms a key part of the major Wintringham development, part of the strategic expansion of Cambridgeshire’s largest town, which is being led by master developer Urban & Civic and will deliver a total of 2,800 new homes.

Durkan has worked closely with Huntingdonshire District Council and other key local stakeholders over the last 15 months to finalise its plans for a well-designed, high quality development. Forming the gateway to Wintringham, it is located at a key entrance point, next to the stunning new primary school which opened this year and a landscaped civic square. The square will provide public space between the Durkan homes, and the shops, offices, community and health facilities coming forward alongside them.

Durkan’s 14.37-acre parcel of the overall site will deliver a mix of 293 one to four bedroom homes over the next five years – incorporating high-quality design of houses and apartments into a carefully balanced landscape. Thirty percent of the homes will be brought forward as affordable housing. The show complex is due to open in early 2022, with the first homes ready for occupation by Summer 2022.

The agreement with Urban & Civic to develop the parcel of land was Durkan’s fourth land deal since announcing a scale up of its land acquisition activities last year.

Bill Beyzade, Managing Director, Durkan said: “We’re delighted to be playing a part in the vital Wintringham development, particularly in such a key area of the site. Durkan has always prided itself on building homes of the highest quality and we will bring that focus to Wintringham, working to provide the best possible development for new residents and the wider area.

“It also marks a significant milestone for our growing housebuilding division, and will give us a platform to acquire further developments in the surrounding areas.”

Joe Dawson, Senior Development Manager at Urban & Civic, said: “We’re really please Durkan have secured consent for what is a well considered and high quality development in this key gateway location for Wintringham, and for St Neots. We look forward to them becoming a key delivery partner for us and working with them to bring quality choices for those looking to make Wintringham their new home.”
