Location, size, number of bedrooms… when it comes to choosing the right home you need to know what you need and what you want. Understanding the things you really can’t live without (and those you can) it will make your search easier. But the most important factor is affordability; before you start house hunting it is important to seek advice from an independent financial advisor.

Congratulations, you’ve found the home that’s right for you. Now you need to make sure it’s yours. Get in touch with us as soon as you’ve decided to make sure no one else gets there first.

What you need

Below, you’ll find a checklist of the items you will need to set the ball rolling towards purchasing your new home.

If you're buying through the Government's Help to Buy scheme you'll need reservation fee funds of £500. Otherwise, a fee of £2,000 will apply.

(note: if you cancel your reservation, the £500 Help to Buy scheme reservation fee is fully refundable. If you're not buying through the scheme, an administration fee of £500 will be deducted from your £2,000 reservation fee. however if not buying through the Help to Buy scheme an administration fee of £500 will be deducted from the £2000.

A mortgage approval in principle known as an AIP.

This provides us with proof that you can afford the property.

We need two forms of identification per person purchasing the home as well as proof of your current address.

Exchanging

and moving in

Your Sales Adviser will lead you through every step of this process. The exchange of contracts makes the purchase legally binding between you and Durkan, with completion taking effect when you move into your new home. Following exchange of contracts you will receive registration and login details for our online customer service property portal.

We'll give you a welcome pack answering any questions you might have about your new home and telling you about the local area.

Label boxes by room to make moving day easy. And keep the tea bags close by – the first thing you’ll want to do when you move in is put the kettle on.
