Durkan to deliver 158 affordable homes near Central Middlesex Hospital

Durkan, one of London and the South-East’s leading independent housebuilding and construction companies, has made a strong start to 2022 with a new major project appointment.

Durkan, which has been consistently delivering high-quality residential projects for over 50 years, has been appointed by Network Homes to build 158 much needed affordable homes near Central Middlesex Hospital.

The major site redevelopment in Park Royal will see the creation of four new residential buildings, ranging from six to fifteen storeys in height.  The Old Refectory Building on site, a brick building built as part of the original Central Middlesex Hospital, will also be retained and fully refurbished.

Tim Carpenter, who was recently appointed as Managing Director for construction at Durkan, said: “This exciting project with Network Homes underscores Durkan’s strong start to 2022.  The scheme will transform the current site and is a key part of a wider regeneration plan for Old Oak and Park Royal, an area set for major positive change and to become a transport hub where High Speed 2 will meet Crossrail.  Importantly too, these new homes will be offered as London Affordable Rent and shared ownership, helping local people get onto the housing ladder.”

The new development will be high-quality and contemporary in design, and offer a range of one, two and three-bedrooms homes.  New communal green spaces will be created too, including a large central square with trees, landscaping and pathways for people to enjoy.  Wildflower bio roofs will sit on top of three of the development’s buildings, incorporated to support local wildlife.

The development is also designed to minimise energy consumption and be highly sustainable.  Solar panels, air source heat pumps and low energy LED lighting throughout have all been incorporated into the scheme to achieve this.  The buildings’ feature highly insulated external envelopes to minimise heat loss, helping the development to surpass the carbon reduction targets set for new homes by the Greater London Authority.

David Gooch, Executive Director for Development at Network Homes, said: “We’re really pleased to be working in partnership with Durkan and delighted to see this exciting project get underway. The development will deliver much needed affordable housing as well as employment opportunities in an area undergoing rapid change and regeneration. It also supports our strategic objective to increase the number of homes for people in housing need by starting on a minimum of 1,000 affordable homes by March 2023.”

Tim added: “This continuing partnership with Network Homes, who we’ve been building homes with for over 20 years, is the latest in a succession of new business wins for Durkan – something we are very proud of.”
